Hi, the land next to Kingsley is the one facing Giant hypermarket or the one on the hill?

The one opposite the LRT is facing the ELITE highway is it?

Can forget about NB at The Glades.
Just called them.
2 block, 6 storey high.72 units
1 block has 8 units per flr. Min size 1200sqf. Min. Price Rm950,000. Estimated
Another block has 4 units per floor. Min size 1600sqf. Price Rn1.3m estimated

I ask the SA, with that kind of price, I might as well buy landed inside the Glades. The Mews still available at Rm1.4m with 3000sqf build up.

Been staying in PH since 2002.
Pioneer batch.
I watch all the launches in PH and The Glades is by far the most crazy price by SDP.

Now I worry that the project next to the LRT hub may fall under the same crazy pricing.

I did enquiry on SJ7 project oso by SDP and the pricing is estimated at Rm750psf. It is a Transit Oriented Development or something like that. Same as the one next to the LRT hub in PH.

If have budget around Rm450k, can oni buy 600sqf size unit. Very likely a 1 BR unit oni. sad.gif
Sigh....this is very depressing

I think the SJU7 TOD project will be priced higher than PH's TOD project. As PR already priced at 600psft, definitely SDP have to price the TOD project in PH higher ie around 700psft.

U r going to buy for investment right? If the ROI is good then OK la as this will  be the future trend where most youngsters will be staying in high rise small units as they cannot afford landed props! blink.gif

I didn't apply the loan.
Just check my eligibility for Isle of Kamares if I go for 85% loan.
All my 3 bankers (HL, CIMB and MBB) say no.
I did furnish them copies of my income.
They say I'm pushing it too far. Might reach the point of no return.

So now I look around see Bro BRE can guide me to some good property that can make money....lor
When make money oledi can go buy SEG and retire there...mah

Yes, PH is a nice place for retirement also.
That's why I didn't go to the extreme and sell my house in PH and move to SEG.
I value my PH house very very much.

The Isle of Kamares in SEG is price about RM970,000 before rebate.
After rebate is around RM797,000. Build up is 1414sqf which makes it around RM565/sqf.
Not expensive like TG.... mad.gif mad.gif
I don't qualify for 90% loan, so the upfront is huge.

If you have the time, do drop by on 20th Sep. around 10.00am to 2.00pm.

Do consider waiting awhile for Gasmere. Next to Kamares.
I find that plot of land even more attractive as it is the outer most island and has the best view of the canal and fountains. And there is not many other island blocking your view.

You also looking for retirement home...hehe we have something in common.

For retirement, maybe my kids will stay with me or visit often.
I oso need the extra space as my bro from Singapore comes to visit often. Oso need a bit of space for my home minister small business. Something to keep us occupied.

Hence, 3 bedrooms is a must. Best with a stusy area oso. Hehehe.

See how things go. What comes along if good and within budget, grab it...lor

For a 3 room unit, yeah around min 1000sft is a must but if you plan to get it in PH in the future, I think the price will not be less than 650K-680K depending on which floor.

Monthly instalment around RM2.5K for 90% loan.
Rental can get RM2.50psf? Around RM2,000 per month?
Maintenance around RM0.30psf is common. That's another RM240 per month.

Like that is Main Place 903sqf for RM518,000 a better buy?.
Price psf is cheaper, also near LRT Station and bigger unit.
Monthly instalment also slightly lower and no waiting period.
Problem is no carpark.

So which is better?

Hope you don't mind but I'm trying to look at all angle and compare around. As any buyer would.
I'm not promoting MP nor do I have any units there.

But if the new project from SDP is going at RM700psf it makes little sense to buy either for flipping or rental.
Unless purely for one own stay, then it is ok.

If for sale once ready, Putra Residence and MP would have the upper hand as they have lower entry cost and allows for bigger build up with the same amount of money.
If for rental, there will be competition from these 2 projects. LRT is also within walking distance for these 2 projects.
MP has a mall below which is doing quite well. It may work to their advantage.
The price difference will allow you to purchase one parking lot at RM40,000.

Let not forget MCT Reo and The Square.

The project from SDP need to differentiate itself from all these project to remain attractive and justify the high asking price. The price difference is too big to ignore.

They SDP need to justify it. Like NB, they r justifying it with low density, large build up and located within TG (the environment).
Whether those points are enough, we will see at the launch.
