Cheap is it?  drool.gif  Because my parent house does have a large parking area, so they just extend 1'" feet I guess. same goes to the kitchen area. I hope you'll be satisfied when the job done. They provide all the electrician as well?

Looking at the progress, I supposed u hv engaged a designer for the Reno.
Cool, nowadays land price getting exp that owner won't bother to totally rennovate to suit their taste.

Great. Actually I was in this industry and design it for myself.
So I quite encourage it. Getting a new house with standard layout is no fun.

Endure and enjoy the process  biggrin.gif

Dear Follower's,

Sorry to keep all of you waiting brows.gif I was really very bz recently n have no time to keep my things update... even the construction was delayed because I was not around n made my contractor on hold for the confirmation things on my end... I felt very bad for my contractor, luckily they have the patience to wait for my return to confirm on things

I felt so blessed.......... rclxm9.gif

In fact currently my house is almost to completion level... the carpentry work is almost done ... As of now my contractor are still doing quite well and trusted... I can finally says that I didn't choose a wrong one although I pay slightly higher =)

The structure workmanship is quite good as well as the others, in fact their carpentry work is quite solid =) .........

I really would like to thank them so much in helping me to construct the house.... I would have not imagine how would my house be if I have chosen a wrong contractor..... rclxms.gif

Attached is some of the 3d ... Will upload the photo again when I have the time to shift in my furniture.......

Adios.......................

Dear Follower's,

I just met a friend of mine who was also going to renovate her house....

She is very unfortunate and has engaged a really bad and irresponsible contractor.......

Before the deposit was paid to the "CONTRACTOR" they was like so kind and sounds so responsible....

Until last two weeks, the Contractor gone missing... my friend tried to call them many times and they neglected her call... my friend tried to look for the address which stated in the quotation n find that the address is false =(

According to my friend actually this contractor quoted them a very cheap price and those sand and cement has send over to her new house.. they work only the first three days and as of today they have been missing in action......

Ill try to get the irresponsible contractor tel and name for u all so that u guys which so ever going to renovate can beware of them.

to those which going to renovate your house soon... please choose wisely on the contractor u r going to engaged... don't just because is cheap then u all engaged and now my friend has to ask my current contractor to quote them... end up now they r paying even more... poor them...

really hope my current contractor could help them.....

*hope my posting helps u guys out there*

Based on my own home previous reno, RM200k doesn't accomplish as much, certainly not with the amount of work being done to this house. With the extent of work shes done from roofing, change of facade, etc... it looks like thats the cost for the masonry and structural work.

And I don't provide any renovation service or work, but I did manage my own house renovation in the past. Estimation purely based on own experience and taking into consideration that material and manpower costs have gone up since I last did my own place.

Simple breakdown:

estimated cost for 3 phase wiring, lighting & fixtures: RM30k
estimated cost for plumbing work: RM15k
estimated cost for built-ins for kitchen & wardrobe: RM25k (for those 3G type)
estimated cost of painting the entire house: RM15k (inclusive of paints)

Flooring cost (ground): tile, marble? cost would differ greatly dependent on material used
Flooring cost (1st Floor): tile, laminate, engineered, solid timber? again cost would differ.

Cost of doors, door frames, fittings?
Bathroom tiling, fittings?
Staircase railing, finishing for the steps?
Gate & electric motor?
Porch tiling?
Plaster ceiling work?
Kitchen appliances?
Air conditioning?

Everything adds up, and just doing a simple breakdown will show that the whole project will definitely pass the RM200k mark, especially when looking at those 3D renderings. wink.gif

Nice reno!

[attachmentid=4129622]

Can I ask you what is the length of your roof (from your wall) ?  Is there any support for the concrete roof other than the side panel?

I'm planning to do a similar roof design, but my contractor told me the roof can only be 1 feet (unless it is a longer piece of concrete slab extending backwards - and much more expensive).

Thank you!

im sorry i dont know much on the production .. pls check v my contractor
