QUOTE(Thenry9999999 @ Aug 25 2015, 12:51 AM) How to measure it's high dense? Formula please? 928 units over 13 plus acres is average 70 units per acre...which is not low but definitely better than many of the new high density projects...

Foresta got 13 acres so huge. from google map it seem smaller tot around 7-8 acres. 13.1 acres is the land size stated in the S&P for phase 1 Total foresta area is 42 acres. 21 acres to be developed for 12 towers over 4 phases

QUOTE(cheahcw2003 @ Sep 20 2015, 07:59 PM) i saw an agent advertised for RM10 million for 1600 sqft unit. Crazy !! Should be typo error lah....extra zero... If 14xx unit can transact at 9xxk and 16xx unit at 1.xxm, all owners will be very happy

Saw this on the foresta facebook
Hi everyone...!! I have just received confirmation from developer regarding the park facilities. The park will not be open to public and it can only be access by residents only. The park facilities within “Phase 1 boundary” will be completed during VP and as the park is privately owned and maintained by the MC, it will not be handover to the town council.

QUOTE(cheahcw2003 @ Oct 1 2015, 12:09 AM) I guess there will be certain lots on the facilities floor which will be rented to mini market or cafe operators to operate. With population 928 units of 3 rooms condo, the operators should be able to make it This post has been edited by CMW123: Oct 1 2015, 02:56 PM

QUOTE(Skyvi @ Oct 17 2015, 11:26 PM) Which progress stage? Mine receive as follows: [attachmentid=5140834] Developer is delaying the issuance of the progress billing as they are cash rich and they would rather use the cash to pay contractors first then to pay for DiBS. They will probably issue all the outstanding billings one shot upon vp

It will be more effective to use soft power to persuade the developer to carry out certain rectification work in the name of goodwill for the long term relationship between the community and the developer, especially since there are few more phases to go....provided the developer is a sensible and not stingy one

QUOTE(cheahcw2003 @ Nov 15 2015, 05:03 PM) Let me fan the fire. Developer is not going to extend the road from 2 to 4 lanes, until the phase 2 is completed as per confirmation from the sales office. They broke their verbal promise So cash rich still need to wait for phase 2 collection to do the road? So 4 lanes as new selling point to potential phase 2 buyers? Wouldnt some potential phase 2 buyers be deterred if the place becomes a traffic bottleneck?

QUOTE(byorj12 @ Nov 15 2015, 03:08 PM) Again, IF this project is delivered with incompleteness of certain facilities.. Then, the developer has shown again the poor project management, lack of professionalism, disrespect to the agreement, etc... buyers have waited 42 months (or more? I am not very sure) and yet they just want to deliver without proper hand over to avoid penalty.. if they have sensed the possible delay, they shud have pick up the pace at least 6-9 months ago.. not 6-9 weeks before VP.. And we are talking only on the late delivery here, not even mention yet possibility of poor workmanship/reduce of facilities due to the rush workmanship / quick way out. Block A launch in jan 2012...so it will be 48 months in dec 2015
