QUOTE(Jagalat @ Jul 21 2014, 03:46 PM) Noted.. Thanks again. I think should be ok, it is not a tall slope anyway. The houses on top of the slope is scarier. Item 5 is a bit difficult to tell for EKC. BlkE near the Tmn Billion slope. Many years back, there was a minor case happened. Again, no one property (super hard to find one ) is 100% positive without any problem. As long as the pros (selling points) out do the cons. |

It would be safer if developer will perform some cement work to the slope close to BlkE... This will address the only con item from the list. |

Design of Cheras Sentral becoz of refurbishment from the old Phoenix is not so efficient as there are many dead corners n one of the wing is quite secluded. Currently probably 50% with operators. Out of the few newly opened malls I visited, Main Place is the best, followed by NU Sentral n Cheras Sentral, both with potential but will need some time. One City is so so n Encorp Mall n Jaya Shopping Centre are a bit worrying...
Wonder how is the Silka hotel doing? Compared to Leisure Mall, Cheras Sentral is probably less than 50% comparatively. Looks like it is not easy for a new Cheras mall to take over the matured Leisure Mall. Maybe Ekomall should see how it can complement Leisure Mall with a new concept Between Ecomall n You City Mall, believed that whichever able to recruit good brands early n open for business early will have competitive advantage. You City is nearing its final phases n the the mall should be the last to be built. But this also means that they have very strong cash flow from earlier phases to fund the mall. But judging from PJD previous record in managing Endah Parade, reservation is natural In EKC case, will they operate the mall first? Becoz it is not highrise, the mall can be completed earlier. Paradigm mall has opened for some time n the office n residence tower are still under construction now. Tropicana City Mall opened for a year before Tropics serviced apartment was vp. |

I don't like the parking design in cheras Sentral.
And ekocheras mall also need to be extra careful when designing the entrance n exit of car park. Failure may lead heavy traffic jam in the Jalan cheras.. This post has been edited by soon9913: Jul 21 2014, 09:32 PM |

Per a phone conversation with Joe Wong last year, he indicated Ekomall will be in operation while the highrise still under construction. But he did not reveal which blk (s) in construction.
My guess to this strategic move is 1) to generate some profit from Ekomall 2) to compete with nearby malls so that it does not loose the first sip of the soup from MRT connectivity system. |

As for endah parade, the problem is the retail units are all for sale, that way they lost control of the tenants. All malls should learn from their experience.

So that once residence moved in there are already businesses ready to provide service. My guess to this strategic move is 1) to generate some profit from Ekomall 2) to compete with nearby malls so that it does not loose the first sip of the soup from MRT connectivity system. |
