Summary
- “In the first hour of our launch, we managed to sell 40% of our [105] office units
and 50% of our [260] hotel suites,” said its MD Datuk LKC at the launch on Saturday.

- At press time, 80% of the office and hotel suites have been taken up, which will
add approximately RM150 million to RM200 million to the group’s unbilled sales.

- “We are a conservative company. We are selling the office and hotel suites to reduce our risk.”

- “It also gives us more funds to take on other projects and grow the business,”
said Lim, when asked why the group opted to sell the office and hotel suites,
instead of keeping them for recurring income.

- The residential units have been mostly sold out after their launch in December
last year(?) with a 90% take-up rate, not including the bumiputera units which
can be released once construction passes 50% completion
.

- The entire EkoCheras development is expected to be completed by November 2017.

Agree that there is no "deepest" project/building
If I can recall correctly, the next "deepest" building was Plaza Cheras(behind Leisure Mall), with about 3 basements car parks, but its size was not where near EKC.

As I can see from the EKC site is that they put effort in establishing the retaining walls(with pilings) along the perimeters...

Any recommendation that buyers can do to demand an explanation from developer?

In my opinion, I think a "safe" bet for a new hand in hotel investment is to lease back the unit for GRR.

1) Near landfill area - Smell, health
2) Near industrial area - Environment pollution, sound pollution
3) High criminal rate area
4) Neighbor's attitude - Eg unfriendly, dirty, noisy etc
5) Bad history of the house - Eg People died etc

I am not sure if there is any hotel or office buyer going to sign the SPA before GST.
Just in case you do, pls help to check the time for vp.
The reason why l ask, is to have a guesstimation about their delivery. (I fully understand there might be difference compared to other blocks)
My SPA is spelling 48 calender months from the date of SPA.

Wow, Resful boss, you are asking the most pessimistic guy of this this forum. blush.gif

JMHO, during VP time, as you have stated the oversupply of high rise residentials etc, I would say appreciation of J,E,H is likely not exceeding 20%.

I buy for own use and plan to keep at least for mid term to long term.

Other bosses can post their views.
I would rather be proven wrong and I will stand corrected...


I hope the recent Moody's news do not add moody to the economic situation. unsure.gif

There were multiple postings regarding the mall back in 15-16 Jul 2014 this ver.
I do not have visibility on the developer nor their "asset management team" about the mall.
So if anyone can provide constructive suggestion what buyers can do, place advise. Thanks

Just side note...
Earlier this year, when I spoke to a SA about my preference of having GSC to EkoMall, she said that she can feedback this info to the team that works on this project(who??).
I interpret that EKC buyers can feedback your preference to them so that they can get a better overall input.
I do not expect they will review/implement all wishes, but buyers at least have a shot.

Ekovest director Datuk Lim Keng Cheng is a major shareholder of Lim Seong Hai Holdings Sdn Bhd, while Ekovest director Lim Hoe is also a director and major shareholder of Sabriland Sdn Bhd.

Lim Hoe is also a sibling to Tan Sri Lim Kang Hoo, who is a major shareholder of Ekovest.

“As a property developer, the sale of hotel suites and office suites in the EkoCheras development is in the ordinary course of business of EkoCap.

“Further[more], it is also carried out at arm’s length and based on commercial terms not more favourable than those available to the general public and non-related party purchaser,” the filing stated.

Ekovest shares closed unchanged at RM1.08, with a market capitalisation of RM923.88 million.

I know not everyone agrees to the following statement but, to me as long as the (BLR-x or BR+spread) stays lower than LAD 8%, l don't mind waiting for a while, as long as the project will vp one day.

The piling mentioned in earlier threads are meant for the retaining wall along the perimeter, as you can see from the previous pictures (the piles placed nicely below the fence).
