Hi Neonikson1 boss, Can enlighten me by providing examples of KV condos without strong selling point?
You may use PM in case the examples are sensitive.
Thanks.

Jagalat bro, I will make it general. In my humble opinion, i, personally think that these condos that fall into these category would be harder to sell:
1. Lack of facade and facilities
2. No public transport accessibility (Bus, KTM, LRT, MRT)
3. No amenities or substantial commercial activities within walking distance (less than 1km)
4. Far away from major highways. (have to take min 15 mins just to reach highway)
5. Possible landslides area
6. Near light/heavy Industrial area (more polluted area)
7. Near high-tension
8. Near dump site or septic treatment plant
9. Near cemetery
10. Student residence or Africans residence (I am not racist lah, but they really bring down the image ($$$) of the property)

Feel free to comment or add to the above.

I think if got MRT/LRT but if overpriced i.e. more than 900 in selangor also will die! Not everyone wants to sit that long in a train to go to work

Yep, price point is definitely a key factor. How could i missed it! rclxub.gif rclxub.gif rclxub.gif

Noted.. Thanks again.

Item 5 is a bit difficult to tell for EKC.
BlkE near the Tmn Billion slope.
Many years back, there was a minor case happened.
*
I think should be ok, it is not a tall slope anyway. The houses on top of the slope is scarier. smile.gif

Again, no one property (super hard to find one ) is 100% positive without any problem. As long as the pros (selling points) out do the cons.

I don't like the parking design in cheras Sentral.
And ekocheras mall also need to be extra careful when designing the entrance n exit of car park. Failure may lead heavy traffic jam in the Jalan cheras..
*
Agree, entrance n exit is important. Imagine if mid Valley has good entrance n exit this place would have been perfect!

As for endah parade, the problem is the retail units are all for sale, that way they lost control of the tenants. All malls should learn from their experience.

Per a phone conversation with Joe Wong last year, he indicated Ekomall will be in operation while the highrise still under construction. But he did not reveal which blk (s) in construction.
My guess to this strategic move is
1) to generate some profit from Ekomall
2) to compete with nearby malls so that it does not loose the first sip of the soup from MRT connectivity system.
*
Yes, it makes sense to operate the mall first. So that once residence moved in there are already businesses ready to provide service.

some people see it the other way round.. make the resi first then create extra demand for the mall
*
It would be more appealing for home buyer if the mall is already in operation during VP.
