Wah mall design ini macam.... Sibeh outdated Mati Liao. No eye see. Should be 1 of the worst I saw this year. Pls ask them learn from atria at lease.

Agree at the statement that Ekocheras mall needs to humblely learn from other malls in order to avoid unnecessary pitfall or cycles for others have gone thru. Atria redevelopment is a good subject.

1 with mrt, 1 without.
1 east, 1 west
for cheras folk here go mv more easy to go bj.
mv highway anytime more prominent than bj 1
eko here with mrt next time go kl ikea, pavilion kl and trx lagi easy.

back to cheras leisure mall here. already proven record commi here sibeh ong. no need to wait for the new eko mall.

i think every mall will have slight impact especially MV, SP , IOI putrajaya , cheras ( although is not direct competitor ).

however, we should be realistic that both mall is not operate yet and why need to discuss?

i turst MV managment more.
i don't think will impact here. here already ong area.
if very impact this area. manyak new developed area or even MV can already impact here long time ago liao.

of all mall... i sibeh super sure 100% cannot impact MV. MV highway and infra connection anytime win.
mv performance already beat kaw the pv kl. no need wait another bj pv.

sunway is doing something which i think is in good direction.
also base on their impressive track record at outskirt mall management.

i don't think u even understand your question. u said bjpv will impact all mall.
i m here sibeh tell u mv no impact. n will only impact kaw bjpv.

and already mentioned 100% no impact on eko. no need repeat.

My personal preference. Diff location diff range and target diff buyer profile.

I think BjPv better than EKO in terms of almost every angles beside linked MRT station. Further expert view need MGG Sifu to advise lo.

Pavilion is a branding and trusted? Attract more buyer?

Pavilion Bukit Jalil with 2m NLA is positioned as regional mall... similar size such as MVM+Garden, OneU, BTS and IOI City Mall...

IMO, not direct competition. Furthermore with Pavilion experience in retail management, ekovest is not yet in the same league as Malton. Particularly software side.

With 1m NLA, Ekocheras is sandwiched between neighbourhood mall and those regional mall. Even Setia City Mall (740,000 NLA), Atria PJ (500,000), TCM (450,000 NLA) are smaller than Ekocheras. Interestingly, Tropicana Garden with 1m NLA sharing similar sizes with Ekocheras. IMO, TG and Ekocheras should be benchmarked in sense performance rather than Pavilion BJ.

just to add on

1) The southern corridor of KV has a population of close to half a million.

2) The southern corridor’s traction has also been strengthened undeniably by its accessibility. It is well connected by a number of highways such as the LDP, Elite, SKVE and KL-Putrajaya dedicated highway, Maju Expressway.Parts of the region will also be serviced by the Mass Rapid Transit (MRT) system with the completion of the Sungei Buloh- Serdang - Putrajaya line and the extension of the Light Rail Transit (LRT) Ampang line to Putra Heights. The convenience of travelling in and out of the southern corridor of Klang Valley continues to increase its attractiveness as a place to work and live in.

3) PVBJ as a regional mall which will cater the ppls from Puchong South, Seri Kembangan, Bangi, Nilai Semenyih, Kajang , cyberjaya and putrajaya appx of half a million ppls.

If someone said that PVBJ 100% will not have impact to MV. i dont see why malton will develop regional mall in southern of kv.

Pvbj location wise, Highway wise and access wise also lose to Mv Liao. How to impact Mv. I only sure Mv 100% will double impact kaw the pvbj. When Kl Eco city Ready, lrt sambung to Midvalley from kl Eco city and if lagi ada mrt3 lagi power.

Eko and dp Totally different place How to compete?

How about Atria Cheras, one cochrane, ikea cochrane, Sunway velo and trx mall? All 1-4stations away only. Put trx mall aside as it is city mall.
