Blk j was initially 5% cheaper than blk h. Later both j n h increased by 5%. Without dibs we get 7% discount.  So that's a total of 17% n  12% increased.

Blk E  I'm not sure.
*
hmm.. i thou Bock J & H are same price now.

We can do a count,  how many % of the staff are required to work out of office daily?

I think should be the minority.

In most cases it can be planned as well. If you know that day you have meeting outside office then you can drive. If not then take public transport that day.
*
MRT is just an option for me. However I will definitely take MRT if my office is walking distance to MRT. whistling.gif

the price is already increase in H & J.

last month block J also increase abit. We can see that block J there is no KLCC view but they increase the price of block J. which means mostly block H & E will be going to increase very soon. icon_rolleyes.gif

but i can confirm 1 thing when the bumi unit release out the price will defiantly increase again!!!
*
How much per sqf u foresee when bumi unit release?.... RM850/sqf?

people will feel that I am promoting mrt like it's my own business,  to be honest I do.  because I have invested in mrt property. If we owners of EKC dont even believe in mrt,  why should others?

If mrt fails,  EKC value will only be 50% of its full potential.  So what say you?
*
Bro, 50% is too high. 20% maybe.
The location and accessibility to major highways are superb!

Just to clarify.
I do not oppose MRT nor discouraging the usage of MRT.
I am looking from an angle if Cheras traffic jam would be eased after MRT in operation and not about if people are choosy over MRT.

Based-on all the infrastructures(East-West link, MRR2 etc) implemented for the past 35 years in Cheras, my observation told me that the infrastructures only help in the first few years. Few years down the road, the traffic congestion/jam returned uninvited.

My prediction for Cheras traffic condition after a few years of MRT in operation, will be bad. Jam here and there.
(I am happier if my prediction is wrong)
*
Bro, population are growing ie Cheras. Without MRt, the jam will be even worse.
And I'm quite worries about the entrance of Ekocheras. The tranffiic of Jalan cheras will be congested if EKC parking entrance/ exit is not effectively plan and managed.

From I see in Sunway Velocity, there are entrances/ exits and they even build the underground road directly to car parking like parking in KLCC.

*
what u mentioned is proposed food court plus car park at leisure mall side. That is not MRT park n ride.

Haha...I was just speculating

Trinity built the 1st air con bus station in malaysia at the Zest n earn lots of marketing points for their projects

Maybe ekovest will follow, more so the link bridge bring crowd to their mall, more traffic, they can increase the mall rental rate
*
Hmmm. Aircond bus station. Quite interesting...

Real estate investment is going to face big challenges, knowing the government will continue to implement cooling measures until they think that the market is finally cooled off.
*
Implement cool measurements now is good for us as well. Let the market slow down a while n digest the supply. It will become hotcake upon VP later. smile.gif

Good project

But u guys are too optimistic...

Looks like many flippers here.
*
Sometimes it is difficult to judge whether flippers or investors. Flippers may become investors if the market slow down.
Im not worries As long as this is prime location n the property can rent out easily.
Of course I wish the rental can cover 100% of my instalment. But I'm happy if the rental is abłe to cover 70%-80% of my instalment during financial crisis.

My plan is to go mid to long term on capital appreciation. Or give it to my son when he gets married (super long term).

Flipper market is gone with tighten loan disbursement n interest rate hike. Rental yield is also not encouraging ,  if break even is consider good,  a little gain would be bonus.

Thanks Jagalat bro for the photo.
From the photo, maximum lane for the road is 4 lane or maybe 3.
One lane is for EKC/ bus/ taxi..
