The land is commercial title, however, as clarified with the developer, they will try their best to convert to residential upon completion.

Bro,

The title is commercial (Covered under HDA) meaning to say you buy at a price without GST.
The utility bills will be higher, yes, however, the developer is trying to convert our utility to residential.
Whether they are able to change, not confirm, but they are trying.

For those worried about the utitlies rate, rest assured that my unit is billed under domestic rate. So this developer is not all about talk and no do after all. Haha.

I paid the deposit to TNb already they registered and they sent me the confirmation letter confirmed my unit will be billed under domestic.
Im block B by the way not sure if block A paid already or not but should be the same, I guess.

New strata act 2015 : maintenance should calculate in number of car park as well (car park being accessory parcel).

Not just that, if you have any additional parcel for example additional land that is considered as a accessory parcel as well.

Additionally, if your level got some special area like a multi-purpose hall, these units will be charged additional for the extra space (also considered as accessosry parcel).

But from what you're saying 0.35 Sen should be including sinking fund, the last I checked with the BP staff. Anyways, maintenance fee is a crucial thing for the place to be maintained well. For me paying 0.35 Sen is ok if it is including sinking fund, as per what the staff told me.

Also, why our maintenance fee is higher is because epic is low in density only 300 units.
