What i understand is the balloting today is non bumi unit...
*
Even non bumi unit not fully sold. The balloting mean for priority to choose the unit. I went there this afternoon, still have unit available.

Eastken bro, tats mean they have changed their mind. Last time IJM Sales rep keep telling me kenot kenot coz this is individual title and authority won't approve u the fence. Guard post yes but not fence. I somemore argue with them many developer is doing tat but they just say sorry to me. May be different authority got different guideline, ok tats fine and this is the reason I discontinued to ballot for phase 2 even though Ihave the pprivilege.  Becareful on the statement subject to authority approval, IJM had qualifiy themselves on this so owner really can't go after them. Besides, to form RA and get approval for fence may take long and you need full cooperation from owner and volunteers. Hopefully IJM promised owner they will take the lead on this fence approval issue
*
Guarded only need residents approved but gated must be applied by RA. RA can only form after VP.

During the day one we purchased, we already signed the letter approved for guarded and formation of RA. So guarded is guaranteed. But fencing can only apply by RA...... so will depend on all residents already.

I think when come to this kind of issue better we residents be on the pessimistic side. Meaning don't expect gated at all unless everyone agrees and can be approved.
*
In the case of MBSA, need 85% of residents approval. But not sure how about Kuala Langat

QUOTE(hafizrahimi @ Oct 13 2014, 11:58 AM)
anyone have copy of the documents about the RA, Guard Post, Fencing etc? I don't know where I put it.. could you share it here?

I whatsapp one of the SA. Now she said the documents signed is to apply/get approval for guard post not fencing. She said they have told all purchasers Chimes is not Strata Dev hence cannot do G&G. Then she said the application for guard post can only be done after RA is formed and registered.

I think this is totally different from what I heard when signing the sales form. sad.gif
*
The SA handle me tell me clearly only guarded. Gate had to wait for RA and authority approval. No commitment for gated in the first place. So I didn't blame them but just pray for the best.

If all residents agreed on the gated, just hope for there are any 'no brain' buyer who refuse the gated concept.

The main problem is fencing approval so hard get? If not, IJM just do it and solve all the problems, phase 3b also sold out later. Actually many developer also dare dare to build, maybe IJM is too old pattern.

unless the only problem is IJM stingy, then i nothing to say. haha.
*
Every company is stingy...... but if they save here, they might end up loosing more money.

Count count count..... unless authority not approve, I 'bet' they will do it flex.gif

haha, last time do not know which taman. got people complain the individual title got gated until to court case.
But finally his complain also fail, because the judge said if the taman got approval to build boom gate guard house, means they got right to fence up to block people go in..
I think the judge is very considerable smile.gif
*
The only problem with non-G&G is you can't force ppl to pay for it. It will be subject to individual. If lots of stingy ppl who want to save the RM50-100, then the whole project will fail. That's why they need to get 85% of ppl consent.

Otherwise sure a lot of argument in the future.

yeah, got additional money should go for GnG

let's say 850k? but if maintenance fees how much? if one month 500 to 600 = the house price 950k?

but still.. worth it, cos more safe

also if you have money tongue.gif
*
I suppose the main problem here is not enough money tongue.gif

Ecomajestic i think is 0.10 per sf, 2000 sqft = 200 per month

rimbayu..? tongue.gif
*

I believe that is to assist residence in setting up the RA and forming the guarded community. First year not everyone will move in hence there will be some who refuse to pay, hence making it difficult to set up a guarded community. So developer absorb the fees for first year to ease setting up the guarded community.

Btw momo, since you also bought the bumi-release, did the SA brief you hows the procedure like after signing S&P ? How many days are you given to secure a loan and after that how long will they take to disburse the first drawdown ?
*
14 days and 3 months respectively
