as investors, you can see just the numbers. you also have to check the soft criteria such as timing, layout, developer credentials etc.

For example timing is very important if you want to ride the effect of the MRT. Court28 target completion is mid of 2019 where else for Rica is early of 2021. The whole stretch of MRT2 expected to be completed by mid of 2022 (first phase by end of 2021).

Also the unit layouts. All bedrooms in Rica are facing outside which is bright and more privacy. Court28 for example type B, D and E the 2nd bedroom is facing inner corridor/airwell.

how come not much discussion about Court28.
anyway comparing the psf price, RIVERCITY is around 330+ psf.
why would people not consider this condo since the distance between Rivercity and court28, Rica, The Birch is all nearby and very close to MRT.

i see units all big square feet at Rivercity with so much space selling between 400k to 600k.
now starting to see lelong unit at Rivercity. i just wondering why psf price almost 50% discount at 330k vs new condo at 600+ psf
why is Rivercity not a hot cake except it is old. build since 2007
