I noticed recently at my GR condo, agents are bringing in expats to rent ... Average around
Rm 2500 for 1168 sq ft

3 rooms 2 baths and balcony .
2 car parks side by side .

Tmn Gembira area will release about approx
1500 units lux units into the KUCHAI OKR Sungei Besi zone as all roads converge at that junction
Okr KUCHAI Sungei Besi etc

So if we are to rent high at Central, we got to offer super great services n style n parking .

Better budget to plough more rennovation fittings for Central !

Service apartment is when all of the measures taken by the gov and BNM to cool down the rising price of property, they cannot build the same thing like they build 5-10 years ago with higher price.. so they build smaller units but add ons "infinite rooftop" swimming pool, luxurious lobby, yoga deck, "sky garden" (whoa) and expensive tiles while (justifying and) maintaining the consistency of the price hike...so it become "service apartment" lah not "condo" anymore. Good luck finding "condo" new development these days

Well
Maintaining a high std of a high density both commercial n residential place isn't easy .
More facilities means more places to care for and more money required from maintenance .
It's easy to put a fountain . Maintaining it in top form is a big challenge eg water remain clean n crystal clear n no algae n ensure nobody throw cigar butts into the fountain !

I do hope they are planning to do a good job .
Otherwise - a lot of people going to shout when JMB is formed !

hmmm...ok. what I was exposed to in other places that service apartment means each unit are taken care of by a team of professionals i.e. if electrical fittings e.g lights in your unit has blown, it will be replaced with a phone call to the management office and housekeeping facilities provided i.e. maid that will come to clean your unit every single day or maybe alternate day, concierge to arrange your transportation needs, laundry services, catering (room service 24/7). Not like infinity pools, sky garden... blink.gif

U r right. In most city condo where IF WE mention
SERVICE APT / CONDO - it generally means
Full housekeeping given .
After you left for office - a house keeping person will come to clean n change sheets n wipe n clean toilets n floors n
Wash up over night plates if there .
Soaps or toiletries are replaced in some more higher std service Apt . I stayed in a service condo in Jkt
And they do the daily house keeping without fail .
Laundry n ironing services are optional . The unit has all the facilities like washer, dryer, iron, fridge, led TV, safe, wardrobes , full kitchen equipment, oven, towels, etc

Security is still strictly maintained at all in n exits to ensure owners are given max security .
Many such condo r wanted by expats as they don't want spent too much time doing tedious housekeeping .

A CEO who waste time doing house keeping rather go off to meet frens for a game of golf ..
The city high end condo usually offers such house keeping as their clients generally are expats compare to sub Urban condo or mid std condo .

The comparison is simple .

10 protons with that same value ?

Both can take you to the same place n average time .
Once you go into details, you can list 10 differences .

like that my expat friend's place also service apartment lo, got ppl come to do some cleaning up once a week..but rental is lke rm5k-6k.. shocking.gif

Our soho courts n centrina should offer common concierge services for " house keeping" .
We keep 65/35 theirs on rental
With such - our place can rental out as hotel condo style .
Daily rental rm 280 for 2 R 2B
Check out time : 3 pm
Daily housekeeping services

CD - righto. Cos when I go for my co. deployment in Dubai, Abu Dhabi, Shanghai, Hong Kong just to name a few....all 'service' apartment are 'serviced'. So when I see our local developer keep on having this word in their promotional advertisement and there are no such service of this sort, I am a bit confused.

Having an infinity pool, a lobby, yoga deck is not a service. it's just a facility. No? icon_rolleyes.gif

some service apartment in KL are actually really have those service that you mentioned earlier eg berjaya times square service apartment. but many of the service apartment that is selling like mushroom right now in KL are just selling facility to justify the price (and "service apartment" name that they are using) and doesn't really have any service offered (yes many of them which is under construction and selling right now doesn't even offer laundry/housekeeping service for extras when i asked). fortunately for us Central Residence some of the services eg laundry, concierge etc will be offered and it's in the S&P, but there's also a clause that it may be taken away when eg JMB decided so in future.
