QUOTE(gapkhakis98 @ Apr 21 2014, 10:54 AM) In front of the gym at block c or beside the children pool. That area is block d. The area is not tiled. The cement floor is not polished/smoothen (tripping hazard). If u go behind the lift there's a large rectangular pit of about 4 or 5 feet deep that I think would be a hazard to children. The best option is to clarify with the developer. The required fixes if not remedy by the time of vacant possession, then it should falls under the defect liability period rectification. Unless, the developer has other plans to house something there in which the clean up work will be done laterAnd the ceiling is bare, no plaster or painting done. Can they hand over keys like that? |

QUOTE(gapkhakis98 @ Apr 21 2014, 01:16 PM) I was there to check out the mall and went to the management office at level 8 to look see look see. Saw the common areas like the infinity pool, kids playground only but did not explore each block. Plan to make another trip there to check out the condo. At least the main place is so much better than the usj 19 IT mall. Location wise is ok, near to ldp and can exit to elite highway. They have a lrt station which is not far from walking. Plus point for me. |

QUOTE(gapkhakis98 @ Apr 21 2014, 09:05 PM) When are u going there? Please ask them what they are doing with the area and if and when they will fix it and share with us. That's the only concern I have before investing in it. The developer is planning to bring in a fitness operator and it to be sited at block D. Currently, as per sales agent, they are at nego stage. So, I reckon that that area will be tied up once the fitness operatior is confirmed |

QUOTE(gapkhakis98 @ Apr 26 2014, 07:08 PM) Thanks lonewolf8. I also went on Thursday and got the same story. Which sales agent u spoke to? U managed to see the show unit? Was told only like 14 big units available left. Block b sold out. I met with the gentlement called Steven and he told me that there is only 11 units left. I stayed at putra heights for almost 10 years and have see how this project progressed from an abandon status to a completed one. So below are my personal point of viewSo what u think of the place? U think u will be investing in it? Plus points a) It's freehold and LRT is walking distance away. Easy to access to LDP and Elite highway b) The shoplots around the vicinity areas have improved i.e. more F&B outlets and some of the units are renovating. c) Around the vicinity there are not many other condominium arounds for rental competition though there are lots of units within Main Place. The nearest condo is Rhythm avenue usj 19 ( I guessed) unlike in USJ 1, Cyberjaya, Old Klang Road where there are several condos (old and new) within each of other d) Main Place has managed to attract some good retail outlets. Convenient for whoever stayed there. Cons 1) Previously it was an abandoned project and may have some stigma attached to it 2) Car park is limited but if you have $$$, can purchase additional unit 3) The design is just ok and can't really compare to some of the better and newer design of other condo i.e. psf of these are higher though Since the main place condo is completed, you have the opportunity to view the potential unit as it condition. From there, u can have a feel of the unit and can make a better judgement call. Cheers |
