Hi guys

Have visited the main place residence at Usj recently. The place looks nice especially the common area. Most of it. The
Common area under block D doesn't look complete tho. Anyone got any idea why that's the case? I mean they built everything nicely but that area. Even the car park looks better. Does anyone know if they will ever fix that part up. Cuz interested to invest.

Also can the owners get vp when the common areas aren't complete?

Any info to share is appreciated.

I only have structural issue with the project. it has been abandon for more than 10 years, totally expose.
since even the most ugly person can be made pretty with proper makeup ! so you be the judge.

Shop are good and there is a nearby LRT soon. i can see the nearby shop lot getting their life back. i think is a good bet, but i don't have the "spare" money to bet.

yeah ur rite about tht, their main attraction is nearby amenities.

btw nearly 20 years it abandon...

In front of the gym at block c or beside the children pool. That area is block d. The area is not tiled. The cement floor is not polished/smoothen (tripping hazard). If u go behind the lift there's a large rectangular pit of about 4 or 5 feet deep that I think would be a hazard to children.

And the ceiling is bare, no plaster or painting done.

Can they hand over keys like that?

Well that's something that I wouldn't know. Didn't know u can give cf block by block. There's a shopping mall underneath. Can u give cf to certain floor and not to other floors? I dono.

Can u give cf for a block with a giant pit that is a safety hazard? That's what I wanna know.

Called the sales office to ask also can't get through.

they can give by block, they might issue for shopping lot thn later to residential unit, which iirc like tropican city mall, shopping mall thn later office block and residential block...

by right they cant give out the CF if the building is not safe to use... which my father in law encouter b4 in a condo at seri kembangan.... which the fire rating door is not safe and the gov. hold the CF untill all the fire rated door change to a better wan...

better check with them with detail explanation.

Thanks r3apers for the info. Quite helpful. Been trying to call the sales office but can't get anyone. Dono who else to check with. Asked estate agents in iprop also they dono or don't wanna tell.

mostly the developer hand over the keys and rush for CCC/CF as they dont wan to held penalty for late charges to the owner. As long the main structure or other necessary thing are in place, they can issue the CCC (Certificate of Completion & Compliance) as like the temporarily CF for the building, later all completed the proper CF will be issued iinm.

might need other to confirm tht.

thts juz wat i heard & know frm contractor & architect.

There should be no structural issues. It is a reinforced concrete structure and it gets stronger the longer the curing process meaning expose to air and water. The one that we need to worry about is the exposed steel bars at the highest floor but i'm sure that is properly replaced.... hmm.gif

internal brick pillar... as i know the internal structure is halfway done and due to abandon long time with those malaysia weather, dunno is still good or not as we cannot c frm outside. as cement with water been puddle in the area long time it will sip into the cement iinm.

The best option is to clarify with the developer. The required fixes if not remedy by the time of vacant possession, then it should falls under the defect liability period rectification. Unless, the developer has other plans to house something there in which the clean up work will be done later
