What is the latest effective interest rate? When I signed the loan agreement, my effective interest rate was 4.4% (with MRTA). It was then revised to 4.54% before Bank Negara dropped the OPR, hopefully my loaned bank will adjust the BR and effective rate now. One of my colleagues who intends to buy a property by a different developer in Semenyih now, RHB offers him effective interest rate of 4.15% only! I have a unit in Block C. Hopefully it will be better when the offices are open. At the moment, it is only very crowded on weekend whereas it is dead during weekdays and office hours. It is hard to imagine how the commercial side will be 'ong' and 'wang' when the surrounding is 'king kong ding dong' and dust is flying all over the place. Anyway, I agree with SeanFD2 that IOI prop know better than a small potato like me. Hopefully the whole area will be 'ong ong ong' when everything is up and running.
