No difference between C and D based on the agent but A is slightly more expansive for the units facing the golf club

Dont seem to notice the construction of phase 2 of the IOI City Mall. According to a previous annoucement (http://www.theedgemarkets.com/my/article/ioi-properties-phase-2-ioi-city-mall-receive-rm500-mil-investment), it should start at the end of 2016. However, I didnt notice any construction going on when I visited the mall a few days ago.

Agreed that the market has slowed down but IOI should continue his promises to build phase 2 of the mall. Check all the banners and advertisements of Conezion, it is only 700 m away from IOI City Mall. It will not be 700 m if phase 2 is not built. Furthermore, it takes time to build a mega mall. If they wait for the market to recover then only build the mall, it will only be ready a few years later which is too late. Quite disappointed with IOI Properties in delaying this project because it has failed to deliver its promise to all the early investors of CLIO and Conezion! I am one of them. sad.gif

Another bad thing is when all are VPed only they build the mall is the chaotic traffics and noises. Hopefully IOI Properties will finalize when to build the mall as soon as possible. sad.gif

As a premier developer, they should not stop or delay a mega project due to economy downturn, look at the crazy Eco World. I regard IOI Properties as a reputable developer, thus they should act like one, stick to their plan and build what they have promised else it will be downgraded to ordinary developers, only build when the economy is good and stop whenever it is bad. Ordinary or small developers do not have the cash and holding power to build during bad times but a big and giant developer will just go ahead with their plan because construction takes time, a big boy should not wait but plan cautiously so that they can catch the recovery faster than the others.

From the above links shared by others, phase 1 occupancy rate is close to 100%, I would regard it as very good. For the commercial area in Conezion, it is projected to be ready in this year so I do not think it will compete with phase 2 of the mall because the mall will take at least 2 to 3 years to complete if they start now. Anyway, just my 1 sen la. At the end, it is still tan seri's decision. Just not very happy with their PR because they announced that all the funds had been secured to build phase 2 of the mall and the construction should start at the end of 2016, it is 2017 now but there is still no news and sight of construction going on.

Yes, your uncle will get the referral fee if the family member chooses to buy block B or C. If I am not mistaken, there is no referral fee for the new blocks such as D and A. Another important point to take note of is the agents in the ioi gallery. If the family member approaches the agents instead of the ioi staff, your uncle may not get the referral fee also because ioi will only pay one fee either referral or agent.

For the recurring buyer scheme, your uncle will enjoy the discount when he buys the next ioi property.

Just back from the site. I agree that the place looks like not going to be ready for opening mid of 2017 but the big banner states clearly mid 2017. Hopefully IOI wont slap their own face again. Now is half of the first quarter of 2017, there is still not a single sign that phase II of the IOI mall has been started. hmm.gif

Not sure what strategy IOI is having, later launch, cheaper price. It is very bad already if they main the price but now they make it cheaper. @.@

Check out their other projects, they actually reduce the price further to push for sales. Don't buy IOI properties when it launches. 😠

Appreciate your reply but disagree with your statement because other renowned developers like EcoWorld, they will not do that. Even a small potato developer like EcoFirst, they increase the price of the latest launched tower during the difficult time, the official launch date was last Friday and the price is 10% more for exactly the same unit type!

Agreed that property market has its cycle thus I can accept they maintain the price during down time but not reducing it further. Do you know that early birds are paying interest since last year? Now the later buyers do not need to pay that much interest and yet they got the extra discount. ranting.gif ranting.gif

Check out their CLIO and other projects in Cyberjaya. They are alienating their early and royal customers!

Ok, my bad. Because the actual address of the projects do not belong to Cyberjaya. Check the projects very close to Cyberjaya. Go to the gallery in the IOI City Mall, you will know which project and how much the price has been reduced!

Check the higher floor price of block C and D, exactly the same unit type and facing the same direction. You can conclude that this is not your apple and orange but the same unit type and facing the same direction should not be different in price, especially the block launches later. You can still insist on your Orange and claim this is not a fair comparison as you like but I see it as a bad move, just my opinion as an early buyer. I went very recently, not sure when you checked it. They have extra discount for any unit with a number 4 now, according to the agent in the mall, this needs verification. I am not sure about the 4 thingy but check out the other projects, some got more discounts and they introduce group buy now, can get 16%. Check their website. I know Conezion may not be eligible for the group buy promotion but I am referring to all the IOI projects.

Continue with your apple and orange fantasy as it is your view but I don't see it that way. To me, the same unit type, facing the same direction and two blocks so close to each other should not be different in price, especially the later launch. Not all block c units are facing your so called golf and high rise buildings. Anyway, everyone can have their own views but as an early buyer I would like to condemn IOI for doing this because I have been paying loan interest since last year. Pity the buyers for other completed projects and hopefully ioi will not reduce the price of Conezion further to push sales. Will not waste time to reply any apple and orange thing after this.
