Depend on how you value its potential. It is considered normal price at the current climate. Can be lower if you choose other nearby areas like serdang and Kajang but the potential of appreciation is higher compared to those areas when phase 2 of the mall is ready. If you buy conezion now, after 10 years the price may be double but other nearby area may just increase by 50%. Just my personal opinion when I buy one. smile.gif

A bit disappointed with this strategy because the price remains the same. Should open block by block instead of everything at once. sad.gif

Early birds are already paying interest and with higher effective loan interest rate due to a drop in the OPR. sad.gif

Anyway, can understand why IOI wants to do this because the market is not too good at the moment. It is considered goof if can clear all the units as soon as possible. smile.gif

Good to see that half of the block d is booked but it may not be translated to sales, still subject to loan approval:)

Don't think other projects will be up too soon since ioi built conezion first before launching it. Phase 2 of the mall should break the ground before end of this year or early next. Hopefully, conezion price will shoot up soon. Any clio owner here? smile.gif

Not all legal fees are free. You still need to pay around 5k legal fees depending on the selling price when sign the spa.

This depends on the unit you are getting. For the smaller units, type C1 and 2, the cash rebate is 10k. For the rest of the bigger units, the rebate is 18 k. smile.gif

If you go to check the site, Block D seems to be closer to the exit to the mall than block c, although the latter is closer if you calculate the straight line distance but the whole area is gated. This may be the reason why it gets overwhelming bookings. Block A is open now but it is about 20k more expensive than the others according to an agent. Please verify this if you hear or know about the price difference. Thanks. smile.gif

Closer in the sense that the exit is nearer to Block D. Although C is nearer when you measure a straight line distance, the whole conezion is gated. You have to come out of the place via the exit, thus D becomes closer unless you want to climb over the gate. smile.gif

IOI will change for you if the size is smaller than the designated in the contract or it is too difficult to park when the building is ready. Other than that, I do not think it is easy unless you are good kawan of the staff there. smile.gif

You miss the chance to get the 1% voucher in the IOI mall, Puchong last week. I dont think the 10K voucher is still available because the block D is selling like a hot cake. smile.gif

Can try to ask people here to see whether anyone manages to get the 1% voucher last weekend. Hopefully it is transferable then you can have the 1% discount else referral scheme is the only discount you can get but please bear in mind that IOI will not pay both the agent and referral fee, it is either one. If you want to have the referral scheme, please make sure you buy the unit from the IOI staff there, not the agents. smile.gif

Just receive a notice regarding the drawdown of another 10% of my loan for the completion of roofing, wiring and plumbing; 45% of the total loan now. It seems very likely that IOI will be able to deliver the project before the 3rd quarter of 2018. thumbup.gif thumbup.gif

Another 10 percent drawdown for internal and external finishes, 55% liao. More drawdown coming soon because the road serving the building is ready already.
