To be honest, I just had a conversation with my superior in the evening and they say is commercial rate. So don't put too much hope on residential rate. But still, in my own opinion I think it is pretty good for an investment thou commercial rate might be kinda let down a bit. =)

hmmm....my friend told me its under hda, so shud be residential rate. Anyway, i read before in lowyat that u will get residential rate if register as an individual at tnb. Can anyone clarify?

Too bad.
But as i know we can try apply to convert it to residential rate on tnb after vp together with majority owner in the tower. Right?

Not all under hda will be residential rate as i know...

Right now the utilities are commercial rate.

submit some forms and they may need to do a site visit to decide whether to change it to residential tariff

this mall got potential, you can see that there are not many houses surrounding this mall unlike 1U or sunway but inside is crowded with people, i guess, people from kajang, serdang, seri kembangan, putrajaya and puchong go shop there

Indeed, summore there are few upcoming development over there. So personally think there is huge potential too. Perhaps I can show you around if you are interested to pay a visit. Coz I am currently working there. =)

“Our checks reveal that Phase 2 of the mall, which will be constructed at a later stage, will have a NLA of 900,000 sq ft. Phase 2 will be at a close proximity to Universiti Tenaga Nasional (Uniten) and the proposed Uniten MRT station could potentially be located there.

“If this materialises, the IOI City Mall will likely see long-term value appreciation, which would spur IOIPG’s RNAV re-rating.

“We expect the future GDV (currently at RM3.1 billion) of the remaining Putrajaya land to expand, given the boost from this latest infrastructure development,” RHB said.

If it does then it will be a great news for everyone who purchased! =)

Yes hope they complete phase 2 soon and the office towers about it as planned.

Just visit them today, they mention to convert to residential tariff is belong to IOI properties job to do it.
Individual unable to convert themselves.
