The main reason of demand in prop reduce is never surprising...... As prop price increases demand reduce, it's common logic and that applies to most products...... How would one expect demand increases when price getting higher? If demand is still that high that would also means the prop price still low and will continue to shoot higher and faster...... sweat.gif sweat.gif sweat.gif

I believe that for areas like Kota Damansara, Puchong, the Banks are willinng to give 90% MOF.  But for Rawang, perhaps not cos its difficult for the Bank to unload if the Borrower defaults.

But in general, Banks are willing to give 90% MOF cos all my firends who bought sub-sale managed to get 90%.

Not forgetting most seller or transaction is above valuation price..... That also translate to higher DP......

Transaction drop can be many reasons.....
Due to unstable weather, lesser ppl go out to launching or see prop..... transaction down

3 years down...I speculate as follows:

Green terraine currently: 580k +( 180k or 360k, assuming 5 k or 10k increase monthly)= 760k or 940k

Emerald residence currently: 470k to 600k minimum +( 200k flipped) = 670k or 800k..

if dun increase of course.. they can hold cheap losns only.. but still even they dun increase 5k or 10k monthly.. the disparity btw the current green terraine condo vs future speculated price were merely on an 90k difference I.e ( 470k emerald vs 580k green teraine)... sellers even though increase 30k yearly and ends the same price like emerald residece ...ppl will choose an 4 year old green terraine vs new emerald condo... same price..

from this simple observatio.. it is sure that I shall reiterated again.. price shall have turtle or stop..once the initial boost.. subsequent buyers in subsales price will suffer slowest growth or stagnant once they purchase.. (jokers who purchase cheap on subsales say and resell.. try this and see)

the above is true I.e upon buying subsales potential buyers are able to hold if they are investing.. if not price need to drop to offload..

buyers can opt to wait vs see for now.. prices after initial boost is stagnant or turtle up.. if sellers can hold.. but those cant.. haha.. and even those capable of holding.. will run risk of having minimal or no profit.. as upon initial boost price were slowly increase or stagnant.. their subsales price is limi5ed.. thus holding cost I.e servicing bank loans.. mrta.. insurance.. quit rent vs assessment.. maintenance high rise and for landed G&G.. old units.. will cut even with profit..

need not worry that owners renting out to reduce holding cost above.. once rented out problem starts.. tenant prob.. well tenanted property will deter buyers as most tenant dun take care bout the prop and is a not buyer friendly.. lastly.. if owners resort to renting.. good ting too.. their credit is locked.. thus less competative.. in new launches.. those invested nearby factilities can play rent.. those outskirt.. southville.. SEH.. setia alam.. semenyih lah.. etc gud luck..
