for own stay is good...for investment...?? must hold longer since the rental yield not even can reach 4% per annum...

let say 600psf ---> 1150x600 = 690k

loan 90% 621k...loan tenure 30 years...monthly installment for 4.2% interest = 3k + maintainance 0.30psf = 3.5k per month....

tat kind of area can rent out 3k permonth???


if wan to sell after 4 years....mau untung 30% ---> 900k....hmmm...dunno can sell or not?

Yes true. This applies not only for this but most of the recent new projects too.

nowadays rental yield hardly get 4% for condo price 600k above. dun even talk about can cover the instalments. but ppl still buy, like you vista, green residence.

now you vista left not much unit, they are selling 630 psf after discount. for this project, 1km away from you vista, 1 station next to suntex station, MKH will price at least 650psf given lower density.

Almost all project launched at cheras area cost 600psf

Where is the exact location eh? I find that MKH website is seldomly updated. No brochure, no floor plan. Even after emailing them asking about previous projects, no reply.. Sigh..
