I feel the sizes will be change to smaller with more units. Base on 550psf, affordability will be low with the huge size per unit. Gut feeling tells me will be from 800psf - 1100psf generally.

We have to wait n see. About 2km+ to AEON/Jusco Mahkota Cheras. Close to Giant, Cheras Sentral and future link to MRT 2 at Cheras Sentral.

However, development at surrounding is slow. Still surrounded by kampung houses. Unlikely to be Malay Reserve land. But matter of time these kampung will be redevelop to mixed commercial, commercial and residential.

Yes, i was just doing a wikimapia analysis of the surrounding areas that are made up of kampungs, low cost housing etc..

on a positive note, theres a beaconhouse nearby..

They memang should build 2 bedroom units la.. 550 for a MRT prop is good but not many pipu would wanna stay there with the not nice surroundings.. they should also build a big park n ride facility here as there's a lot of land here..

but i don't think the area can be built into a major mix development la.. i think high density apartments plus shops etc is doable.. surrounding areas can't support another mall with so many malls coming up..

MKH Tan Sri is the current President of PPK, he might want to build his own mall empire, this could be the reason he elected as president and explore more. My 2 cent

true true.. increase density here, reduce size to 2 bedroom n this one will fly.. retail success for dis project is very important as I don't see any surrounding FnB spots... any comments rainman kor?

I meant entire kampung will be demolish, and build commercial (like shops, etc), residential like apartments, condos, semi-D and mixed commercial. Kampung folks will be offered huge compensation to give up land. Saville Cheras will be the starting of it. Just wait n watch. brows.gif

Example, look at sg buloh, RRIM. Was previously village, etc, look at it now. Never say never say. As long as condition is right, there will be always development. Kampung Batu 9 and 10 hold huge potential due to close to main road, MRT and future possibility like SILK extension to back end of ampang to MRR2.

Yes i agree... apartment, shops very doable here... office etc just 1/2 over a long period can la..

Sorry, this is not as strategic as Kwasa Damansara (which is no big deal imho).Although kwasa is near factories, it's also near tropicana, Kota damansara, ara damansara, subang airport.. I wanna see how kwasa performs in the long run with so many mix developments the scale of kwasa...btw, i think KL metropols, TRX, bdar malaysia will do btr than kwasa

This kampung suitable for massive middle class housing project.. 450-600 psf over 20 years..

anyway, saville is a good buy if got good discounts drool.gif drool.gif

Like Bandar Utama....it was an oil palm estate.....new houses was going like rm150k+.....look at it now..... icon_rolleyes.gif

entire PJ was a rubber estate......now a city......

This area is not so easy for redevelopment. Time will take its pace and that the MRT will be the catalyst.
