if collection > RM 500K per annum. Maybe GST will be impose. For Apartment that has Annual Collection <RM500K, maybe no GST. but then, the maintenance of each of the facilities might be GST payable.

For e.g: the maintenance of water pump will imposed GST to JMB / Maintenance office. the usual mechanism is to channel back the GST to consumer. So, owner might pay for that. this is just my understanding on GST.

i dun think it will be reduce. everything once naik, won't turun. rclxms.gif some service apartment offer 0.22 psf during launch and immediately increased to 0.375 once JMB formed in year 1. i believe it's due to inflation. so, i doubt the maintenance fees will drop.

Those that purchase will give all the "+" and all the existing purchase of OSK will give "-" from their experience. I'm neutral cos i never bought from OSk and i didn't proceed with Emira. But i believe Emira is very strategic and purchaser will be able to capitalized on it. by the way, it's open forum. comment with peace. Cheers mate.

Flood won't be the issue la. I'd saw Puchong ioi there flood. Surrounding area like Setia Walk, Bdr Puteri Puchong blossom like no body business. Yesterday, JB @ Jln Wong Ah Fook, Danga Bay also flood. But the prop there also expensive and appreciated. Rawang also flood back in year 2001. KL, Jln tun Razak also flood. Many more places also flood occasionally. It won't stop the property boom except landslide like Bkt Antarabangsa. So, small issue like this minor Flood won't stop the property booming.
