can. u have to put 2x of bunker bed. mean ur unit can accommodate to 4 pax of students. then charge each student RM 350. You get around 1.4K per month. haha. like i said, sardine lo.

yes. 1 big room smack 2x bunker bed so 4 pax can fit in. smaller room fit with 1x bunker bed so 2 pax can fit in. total 6 pax students and on average 200 bucks per pax. why not.

Pros

1. Peaceful and green surroundings with no condo nearby (NOT near to the highway, place of worship etc)
2. Integrated with AEON shah alam (undercon), Tesco, pasar tani/bazaar ramadhan, FnB/retail shops.. ALL walking distance
3. Good facilities n good developer (refer to the progress of Mirage by the Lake, atria and the hotly debated Pangaea)

Cons

1. Near the stadium n pasar tani/ramadhan (potential noise/jam once in a while n sunday for pasar)
2. Buying now might be slightly steep with low floors taken up d (OSK premium attached to the prop d)
3. FnB options doesn't cater to the Chinese n Indian community (or at least not yet as it's a malay area) So u or ur tenant better like Mamak n Malay food.

boss... i think FnB a bit misunderstood la. yes, the shop behind tesco offered mostly on Halal Mamak restaurant. but if you drive to glenmarie industrial area, u will find lots of chinese food (non-halal) such as chap-fan (eco rice), curry noodles and etc.

haha.. no problem. just sharing info only. yea, i think 7 mins drive. the chinese food is nice. i sometimes go there makan BBQ rice (char siew fan). the curry noodle also not bad in 1 of the restaurant there. but 1 issue.... during evening time, those restaurant are mostly closed.

most likely price won't reduce. but package change. price will increase further up to give some happy news to pre-launch buyer. at the same time, introduce more discount package and Fully Furnish packages. rclxms.gif just my opinion.

but take note, developer (via staff) might hold substantial unit and therefore, they have the votes to increased the maintenance fees after 1st year. taht's what happen to 1 of my service apartment. 35% increase of maintenance during JMB establishment and that is within 6 months of VP.

if no mistake, i think if you cancel, you need to pay some admin fees. by not submitting full documents could makes the loan rejected. that's what i do usually.

ooo.... i see. i did ask the SA... she told me .33 psf + other area. upon further inquiry, around 0.39 psf inclusive of the rest of the area.it's about 20% extra. IMO, if you don't mind, perhaps you can continue with the purchase. But another question i have in mind, what if 1 year after VP and the maintenance fees increased 20% to .45 psf? that's why i didn't proceed to book 1. Just my 2 cents.

Answer is NO. Eventhough this is commercial title, but the loan is under Residential Loan. It's under HDA.
