asking rental is high. hope it can transact at decent rates with most importantly great tenants.

Just finished the defect rectification. ID firm renovating the place now.will be fully furnished by mid December.

video clearly leaves out a lot more facilities on the rooftop like sky entertainment deck etc. I'll take more pics next time. 2 full facility floors.

this statement proven wrong.

subsale transaction completed for 3 rooms emira at 770k despite very recently VPed in this soft market.

decent 100+/-k gain for the owner

if anyone believe commercial shops can immediately become a success or get tenants as easy as resi then sure cant be commercial player. places like emira will need many months from apartment VP date for shops to have more traction.

For sure below spa price. Believe nett prices for the big units were 520psf or less. But this is bumi lot so prices should be 7% or so lower.

In this soft market with 400 units , 6 subsale transactions at a median of 620psf and only 1 or 2 lelong units, im sure nothing much to complain about.

I actually know 2 of the owners sold at those prices la. Usually if heavy markup u can see all the price will be quite weird. See horizon Klcc for example.

How would u recommend identifying the right subsale price???

Average transacted PSF is up to 660psf. Decent rental demand and good rental yield.
