called them yesterday.. the security is not 3 tier but got different entrance for retails n residence. retail carpark n visitors is in d basement.

hopefully they don't do the same with Emira la.. moreover, emira is hardly integrated, only some retails on the ground n first floor..

New land for new mall. There are no changes to our earnings forecasts and TP as a result of this land acquisition in Shah Alam. AEON will pay MYR90m for this 7.6ha (818,273.2 sq ft) leasehold land in Section 13 to Lebar Daun Development Sdn Bhd (Lebar Daun) and Perbadanan Kemajuan Negeri Selangor (PKNS) which it plans to build and operate a shopping centre. With stock valuations at a pricey 20.5x 12M earnings, we reiterate our SELL call on AEON.
First AEON store in Shah Alam. Excluding the MaxValue supermarket in Kota Kemuning, AEON’s upcoming store in Section 13 will be the first AEON store in Shah Alam. This is in line with the group’s strategy to expand its retail business through the opening of new outlets. The site is not close to any of the Carrefour Malaysia outlets acquired by AEON Co.
