Yes level 9/10/11 around 490k onwards.. kuroyome i cant imagine paying comparable maintenance as KLCC condos.. I'm gona ask the SA tomoro..

based on 400 units *833 sqft average (i jus guess based on small size having more units than big ones) * 0.33 sen,
JMB will already be collecting RM110,000 per month.

I don't see why the JMB needs more money.

BTW, dua residency in KLCC with top notch faci n marble floors charge 0.40 for maintenance fees. This is Emira in Shah Alam.

hey guys,

I just had a lengthy chat with the developer's staff over the phone (very good service btw).

The maintenance fees memang include carpark n AC ledge as since 2007, it belongs to the individual. Pangaea same rate as well.

She mentioned about the security and everything which includes CCTV's in each floor bla bla..then the landscaping and all..

So my 883 sqft unit will be like RM383 per month

As emira is a serviced apartment, the maintenance charge won't include GST.. I suspect it's higher cos they have to factor in future GST costs of electricity, water etc (or can it be refunded)

I jus saw Knox Kiara Residence also same fate but they only found out at the end.
this one beat most condo's d.. in Rimba by Knox thread they said they can remove the charge after they take over the JMB after 1 year... any of u guys know wthr this is possible? I never had problems with high maintenance fees until now.

To jamespond, pity u la no one replying u..

03-21613322.. answered all my questions and even transferred me to a more technical individual to answer specific questions ( a very knowledgeable guy).

They are planning to build the showflat in their sales gallery in Damansara Jaya.

BTW, the condo no APDL yet so they target january only.. so yeah we have 3 months to iron out the details before we proceed.

IMO, once Naik, it's difficult to Turun. With escalating cost and inflation, i doubt $$ psf will go lower once JMB take over.

u got any other complains about OSK or not? Pangaea rising quite fast.
so far, MBTL buyers quite satisfied, hopefully Emira/pangaea also good la.. then we all prosper together.
