really duno but i can tell u the price increase per floor is 2k and above 18th floor add another 10-15k..both sides around the same price now..

yes are u looking at own stay or investment?

i summarize the pros and cons for u:

Pros

1. Peaceful and green surroundings with no condo nearby (NOT near to the highway, place of worship etc)
2. Integrated with AEON shah alam (undercon), Tesco, pasar tani/bazaar ramadhan, FnB/retail shops.. ALL walking distance
3. Good facilities n good developer (refer to the progress of Mirage by the Lake, atria and the hotly debated Pangaea)
4. LRT in Section 13
5. MSU n KDU (for rental la although KDU is far)

Cons

1. Near the stadium n pasar tani/ramadhan (potential noise/jam once in a while n sunday for pasar)
2. Buying now might be slightly steep with low floors taken up d (OSK premium attached to the prop d)
3. FnB options doesn't cater to the Chinese n Indian community (or at least not yet as it's a malay area) So u or ur tenant better like Mamak n Malay food.

I think tikaram or kochin kor asked someone to do comparison with Metia n Suria Residence.. no time gua.. but i can say if u bought Metia last year then good deal (sorry i dun believe in props beside 3 highways) and if u have a chance now, Emira is a better deal than Suria Residence unless the high floor price comes close to suria (unknown developer).

Before I buy props, I'l survey the area n use wikimapia to check the place out.. Emira pass my judgement with nice surroundings like D Kayangan with terrace from 1 mill on the left, tesco on the right, jusco behind n stadium malawati with green trees in front..

Rupture whack how many units? the garden units still doing badly haha.. i think tht one can only clear upon VP.

Caveat: LRT line is unsure n I hope it won't run in front of Emira la.

Srry I meant not as prominent as OSK/Huayang/MCT. They may have been here for 25 years but they aren't making waves. So they are an average developer la, moreover I don't like their style of hiring many agents. I rmbr calling them and the agent was like u MUST come to my office in Kota damansara we have a special deal bla bla..pushy asking for my number (cos my num can't be tracked)

when I analyze OSK strategy, they won't reduce price all.. u see pangaea also not fully sold.. they will go to roadshows from here until there.. if got free makan then can see u lorr

My advice to OSK!
they should cut down on the big billboards and all and reduce the price by 5%.. sure sell out by now d..
and they should have kept AEON view cheaper than stadium by a few k.. now AEON view price UP d can't go DOWN back haha.. AEON view gona face reall difficulties clearing as u will be facing the rooftop carpark of AEON(covered thought)

High floor for stadium will have a portion of the golf course n Shah alam's beauty n greenery..

Boss, I doubt so la... AEON already started and Emira haven't start.. usually shopping mall 2-2.5 years can finish d right?

Aeon started in July this year so I expect it to be ready by Dec 2016 and have most tenants in by maybe apr/may 2017?

Shopping mall usually faster to build than condo right?
