Imho they do not have enough asset to spin off.. only 990 acres spread in Johor and Melaka doing most medium cost housing estate. Expected they should have 4.4 bil GDV over the next 10 years.

Now at PE 10x, DY 4% is reasonable buy, but keep a sharp eye on the property side.
