See that land being cleared? Check out the high rise shop/office attached to proposed ktm/mrt line (also in the attachment). shopping mall is next to it. Tropicana heights will also featured commercials with streams flowing near the commercial. Nadayu is a GEM coz sandwiched between the malls.

d) Take note on the new access roads:

i) Flyover from Persiaran Bangi ( 4 lanes)

ii) Backroads linking Nadayu 92 to Kajang 2 and Tropicana Heights

iii) Tunnel from MIROS (4 lanes)

For now, cheap and cheerful 7cents psf. Fyi, once gst kicks in, services will go up in price. Just imagine those gng now that is charging 20cents psf.

Sure bro. See if i got time, i will post nadayu 92 in relation to tropicana heights. Previously i only posted nadayu 92 in relation to kajang 2. Overall this place surely ong.

Here is the location of Nadayu 92 in relation to Kajang 2 shopping mall, KTM/MRT station, and Tropicana Heights mall, modern market, 16 acres of central park and other amenities. Take note that new Mydin mall (which is just 10min drive) is also quite close. Other stuff you should be aware of are the 4 lanes tunnel, all schools etc.

Distance of Nadayu 92 entrance to Tropicana entrance (if you wanna go tomorrow is just circa 500m). The mall, modern market etc of Tropicana Heights is at the entrance itself. You can just walk to all of the commercial centres in Kajang 2 and Tropicana Heights if you want to. However, I believe most Malaysians are too lazy. Lol

Next time i will post on provision for nadayu 92. You will be updated from time to time on the improvements that JMC has worked on and will work on in the future.

What is the chance to change the basis of calculating maintenance fee, e.g.change from Built up size to land size, it's fairer and relevant, although it is strata title but it is not high rise, why apply high rise concept to landed.

I think its based on built up cause that more likely reflects the number of occupants..example a linked double storey house is likely to have the same number of occupants as a corner unit (cause same interior layout, rooms, bathrooms etc..) however a triple storey house with extra built up/extra bedrooms/bathrooms will more likely hold a bigger family/more occupants..

More occupants - more usage of facilities - more maintenance - hence higher maintenance fees paid..

Dont just limit yourself to 2 storeys only. judging from Tropicana Heights price, you can also opt for 2.5 storeys or 3 storeys depending on your pocket. Price PSF is cheaper for bigger units

TH commercials pulak goes well with Kajang 2 commercials. both commercials pulak need N92, K2, TH and other surrounding population to support them. Boleh katakan simbiosis la semua ni.

Last 2 weeks i sneaked into to see my type I, the house itself is almost completed. The row opposite mine one has been locked, meaning that Nadayu may charge the 6th stage 10% payment anytime soon. When you estimate the last phase can VP?

Broadband = non-existence for now. Streamyx will come in April 2014 and unifi will come in April 2015. Clubhouse well maintained (new) and double volume fencing will be in April 2014. U r buying for ownstay?

If nothing major happen, will move in after MRT complete and running. Sound like a long time to go...

Security must be tighten. Don't listen to the complaints from residents who asked for softer approach.

when you said last night, everybody checked. there wasnt any incident on the last night you mentioned. but anyhow, we took note on it already. now we have changed our guards and also increased the personnel. more CCTVs were installed too and double volume fence will be installed.

I noticed there are new barbed wire fencing installed (above the perimeter wall) near the Tropicana side..are these part of the added security? Or to prevent the other smaller visitors? :-)

Before paying the booking fee, would like to get some feedback from you guys about nadayu92. How is it like staying in nadayu so far? Good and enjoyable? Any inconviences?

My biggest concern is no unifi. Confirmed unifi coming by april 2015?

Hi there, any owner done renovation lately? Do we need to get approval from MPKJ to install glass awning and tiles at car porch area?

Quite enjoyable. Because:
1. Appreciation has been steady. 2 storeys launched rm400k, now rm620k. 2.5 storeys launched rm610k, now rm850k. These are official numbers by cimb. Fyi
2. Price will climb up further coz developments in Tropicana and K2 and surrouding road upgrades
3. Facilities are not bad. Some will be upgraded. Stay tuned
4. Not so crowded as it is quite an exclusive gng strata title taman.

Yes. No unifi so far. U can opt for umobile mifi. Not bad. TM mentioned by 30th june, streamyx will be available. Most likely unifi will be available by end of year of next year.

If tiles u follow like some original design of phase 1, then no need. Glass awning needs approval

Update:

1. Guardhouse cover = done
2. Baphia planting behind Type A = done
3. Big drain cover = in completion stage
4. Double volume fencing = in completion stage


We will soon propose new things. for now, please pay your maintenance fees. a lot more to be done soon.

new resident checking in. house currently under massive repair.... please check your tiles for hollow sound when knock. they are now redoing all my tiles on the stairways and front porch. too many to count. guess got at least 50 pieces of tiles needs redo.

flooding in living hall. water coming out from matv point. balcony badly leaked. exterior wall and fencing wall crack especially at the back (near kitchen)

I must says I like the design and community but the quality really a big let down.

can't wait to move in...

Mine is Type B. So far the sunroof is ok. The developer has been working on the defects. No drama on that but worry that after Augest which is the due date for maintenance, new problem start appearing...

Folks,

Google earth just updated the satellite picture in our area. Nadayu92 is fully visible now. You can guess when this picture was captured by finding when the owner in Jalan 1/4 putting a red party tent. Anyone can tell when ?

Also, Tropicana Heights is visible now.

You can also roughly guess how the new road being build at the back of Nadayu to Kajang 2 and Tropicana Heights.

Many defect not ractify?

Minimal defects on mine actually...hv to make sure early next year to check again
