Bro, regarding your 5% payment, I think you need to pay as the first billing is out. In the normal case, first 10% is the down payment, the next 10% is the piling and follow by 15% on the structural framework.

SPS will come out the first billing the on the 10% for the piling, the money is either to be paid by the bank or by you. Since you only get 85% loan, I believe your bank only will pay 5% in this first billing and you will need to pay the 5% remaining.

This is the normal case, but if there is some special agreement between the buyers and the developer, then there may have some exceptions.

All the units in SEH including zero bungalow lots are individual title if not mistaken. Differences between individual title and strata title can be found here:

Generally, landed house normally have individual title while condo/apartment will have strata title.

Nevertheless, in these recent years, strata title for landed house start to gain more popularity since the amenities/facilities can be managed easier as the purchasers need to enter to a DMC as those condo/apartment buyers.

While strata title is easier for the RA to manage the community, but the maintenance fees generally are higher than those individual title if not mistaken... hmm.gif hmm.gif

Didn't link semi-D, semi-D & bungalow got sign additional DMC document? If yes, didn't it consider as strata title?

Based on the master plan depicted, apparently all the DSL units (excluding Samanea and Saraca) are sold out.

Errana, Plavia, Lecus, Merrum all sold out as well.

Yes, there is a DMC for semi-d and bungalow but it's erected on individual title, macam hybrid la tongue.gif

As far as I understand..

Strata title: Developer apply the strata title -> VP -> Developer must arrange the meeting to form JMB -> JMB manage the sinking fund and maintenance fee -> JMB dissolved -> Formation of Management Corporation.

Individual title: Developer apply individual title -> VP -> Depending on the purchasers want to form the RA, developer not committed to assist in forming the RA.


For SEH,

DSL units: individual title, depending on purchasers to form RA, clear cut cases.. tongue.gif

SemiD/ link semiD / Bungalow units: individual title, but taking the strata pathway, sign the DMC etc..

Why?

Bro, you memang full supporter of SEH! Anyway, glad these info are updated. I think is long due and hopefully they will update the event and news too. On the unit selection day, SP setia punya photographer took many pics and also on the CNY event day smile.gif

Hi all DSL owners, appreciate if you guys could write in (thru email) to SEH team (ecohill@spsetia.com.my) to make a formal request to install boom gate for our precinct 1. icon_question.gif

The more request the better chances for us to get SP Setia to install 1 for us by VP (hopefully) icon_question.gif

Hope so lo. Anyway thanks! and do share the strata title details. What makes me think it is a strata title becoz is a fully gated and guarded and the exterior of the units cannot be change. Those I think are part of the requirements? Anyway, I already wrong hahaha tongue.gif
