You got a very good point, but utilities not my concern.

This project is a return guarantee for the first 3 years. This also means management take full responsible for the first 3 years. If project does not run well, no visitors, no buyers, no customers; who want to rent the shop? Somemore there is thousand over retail shop in this mall.


Let see how the developer plays the game.

Expect to be completed in early 2016, however, in the S&P, 3 years from the agreement stamping date.

They sell at high premium and repay back in 3 years time. This is called guarantee return so your loan can finance the project. So call win win

Their price is slightly higher with not so big unit. Location is first to have aircon wholesale plus surrounded by growing township. If they manage it well and plus cinema and beverage outlets, the chance is there to prosper. Though it's not a sold off project, take up rate is good.

My agent told me almost all unit in Upper Ground for Block A & C sold out, but there are still few left in Ground Floor.

When u went? By 2016, it is expected that the surrounding neighbourhood will grow and that would be sort of be their local mall and also, retail outlets for those looking for all sort of products...
The management play a key part in making this mall successful. They have 3+3 leaseback option.
I think cinema, supermarket, food court, beverages and a good mix of retails are crucial... Any new updates on key tenants...

I went there on weekdays in the afternoon... Say after 2-3pm. It's quite though... Probably there is no aircon so visitors only therr in the morning or probably more on Weekends. So with sentral, hopefully more will come...
