Progressive payment for the interest? Normally is within 3-5 %. For the last phase, 3% rebate against the downpayment is being given upfront. But not sure how it will be later, since the loan will be on "actual price", means after rebate.

Even the commercial units in front of the Pelangi Semenyih 1, more than 80% are occupied, so those people also works as manager to sustain the affordability?

Even the commie units that fronting the main road in Pelangi Semenyih 2 also ~ 60% occupied now, so still low occupancy rate?

750k maybe is overpriced now, but what about 5 years later after the township started to establish? Can you guarantee it is still overprice as well?

I agree that flippers need to be aware, if they don't have the holding power, but it cannot be regarded as the weakness of the SEH, due to distance, toll rate, petrol, etc...

Even the property is in the middle of KLCC, the flipper also need to take the precaution too...

I am not sure based on what justification you think that the distance of SEH will further deteriorate their selling ability. A FnG freehold DSL in an eco township which already have some established amenities nearby with nice landscape and direct acess to the highway, at an affordable entry price of RM 408k, what else you can request for?

From your perception people only willing travel 20km a day and all must squeezed their family in a small house within the 20 km radius of KLCC? doh.gif

If anyone have been chopper ride before, you will notice that there is a river crossing the piece of land that behind the SEH 1, which presumebly should not be a good site for housing development as well. Nevertheless, I also heard there is another issue on acquiring this piece of land as well.

No problem bro, TKJ principle, sharing is caring.

If not mistaken, starting from this year, bank only will loan based on the actual value of property, after the deduction of the rebate given by developer.

Eg, property price 500k, developer provide 25k rebate (5%).

Previous scenario:

Loan: 90% of 500k (quoted price before rebate) = 450k
Downpayment: 50k, but developer give 25k rebate, so only pay another 25k upfront.



Current scenario:

Loan: 90% of 475k (since rebate 25k) = 427.5k only
Downpayment: 72.5k, developer give 25k rebate, so need to pay 47.5k upfront.


As conclusion, you need to fork out more cash money for the downpayment, even there is rebate.
