Lol, after VP, Lekas direct link will be ready as well. I would choose to pay for the RM 1.10 to reach TTDI groove in ~ 5 minutes time, rather than using the Semenyih city trunk road loh... tongue.gif tongue.gif

Be frankly, if I can find a FnG freehold landed DSL house at a price of RM 699k within 5km radius from KLCC after 2 years, trust me, I won't.... but, can get kah? tongue.gif tongue.gif

SEH have different concept, different planning, different connectivity, it's up to the potential buyers to choose, isn't it?


Distance of SEH to KL: 40km (80 km to and fro)
Distance travel a month: 80km x 22 days = 1760 km
My car fuel consumption: RM 80 / 450km

Petrol one month: RM312.80

Let say jam cause you lose 15% fuel efficiency, so total petrol will be RM 359.72.


Toll: RM 2.00 + RM 2.10 = RM 4.20 per day
One month: RM 4.20 x 22 days = RM 92.40


So toll + petrol = RM 92.40 + RM 359.72 ~ RM 452.12

2 cars is almost RM 900 per month, where is 1.5k coming from? doh.gif doh.gif

I am not sure how you can compare the occupancy rate those area with SEH, as SEH only will be VP within 2 years time.

If you happen to know the Semenyih area in-depth, you will know that there are actually more people moving in and the traffic jam is somehow become stiffer now.

Puchong, Kota Kemuning, Setia Alam/Ecopark also takes time to develop until today condition. If those places can make until the stages like today, why not Kajang / Semenyih / Bangi cant?

Nobody can project the actual occupancy rate now, and please do not compare SEH with other area you mention, coz they are different in planning, different in amenities, different in connectivity, different in entry price, so on and so forth. I also reiterate again as well... tongue.gif tongue.gif

Have you really explore Seri Pajam and look at their surrounding and commercial activity? Do you aware about environmental issue? Do you think they are building a township or merely housing estate? Do you know it is further ~ 20km down from Semenyih? Do you know if Seri Pajam residents want to consume McD for example, where they need to head to?

If you really understand all those, then you will know why you can't compare Seri Pajam with SEH... tongue.gif tongue.gif

Most of the time I drive ~ 90km to and fro from working, RM 80 / week is about my fuel consumption woh... tongue.gif tongue.gif

Once the lekas link establish, you will face very less area with jam condition, until you reach the Cheras area... tongue.gif tongue.gif
