Hi all sifu sifu,
anyone hear of this property?
Damai Hillpark @ cheras damai perdana by CTM group and this is also their first development.
Freehold condo with only 420 density. Any comments from existing buyer? hmm.gif

Havent launching yet, but 90% soldout, left few units...

three layout, 1020, 1050, and 1070, all come with 3R 2B and for 1070 3+1R.
Price was 489KK onward for middle floor. No discount, no dibs, no free gift.

The maplocation also can be wrong..
It should be proposed MRT LINE 2, not line 3 lah..

Anyways, facade looks really so so, but alteast better than Silk Residence & permata..

After took months to survey on Damai Perdana new developments, finally, I booked 1 unit ( No Discount ) in Damai Hillpark. Luckily, my unit facing South on 17th floor ( which I like and more privacy ) Intermediate, 1020 sqf, RM495k ( SPA and Loan Agreement Free ).

Developer memang not reputable one. Not much track records.

Went to their show unit & sales gallery at Connought Avenue. Price start from 475k onwards..around 465 psf. Freehold & good location. Developer bought the land by cash & land clearing, piling, earthwork, slope stablisation already started. Launch is target at Oct. Expected higher psf during launch.

Each higher floor add 1.5k. Diff for Type C 1070 sqft got extra utility room near entrance. Got 4 facing direction, but hill view is the best and higher price.

Upon this visit, I went to site construction.

Potential customer ... have not decided yet as I mainly interested for investment.
Hill view is for EAST direction

Good points:
- High ceilings
- Partial furnish
- Big balcony (where you can put table)
- Matured location & MRT Line 3

Weak points:
- Commercial title (higher rate of utility)

Any more good/weak points that other can see ... can help to list here.
This is just a service apartment with mixed development, can't expect much compare to high-end condo.

Hi, the nearest benchmarking of damai hillpark are cloud tree which are residential title. The main drawbck of damai hillpark is because their shops lot are sell directly to individual owner instead of manage by their own, monitoring of retailers tenant may become an issue here coz we all hope not to end up with lousy retailer which may directly effects the value of the residential. Developer profile also an issue because heard this are their 1st project. Good side is their location & surrounding old landed houses still within Rm500k~Rm750k if im not wrong as the flipping price later for 1000sf easily Rm700k. Think abt the potential subsale buyer whom may buying herelater, rental wise i hv no comments coz generally speaking such location tenant prospect are not what v expecting in others prime area. Any new road planned for this area ? exiting KL/connaught direction.? are they going to open a new road at the hill side exit following OCBC ?
If not, this resident going to share the same road with exisitng low cost/buses, and coming soon Prima 1 house...

Plus minus la, coz subsale buyer here are those opps for own stay. Majority of younger generation may still depends on their parents support & typically landed demand still the 1st options. Unless during that time while vp the gap pricing between damai hillpark & surronding old landed house are not significance OR landed are much expensive then plp may go for new condo due to hidden cost of old landed house. (e.g. renovation etc)

Access road will be sharing with the future Pr1ma units? Too high traffic and parking along the road after all units are occupied (2000++ units) will be quite a havoc.

yeah, you may need to pass through residential road..whereby 2 side parked with resident car....
any additional main access road will be build ? if not,...really a big concern...

Consider Cyberjaya also can hit to RM500+ psf, so this project still ok to invest. This condo build within the matured environment and location with future MRT station, the value will gain once VP. Thanks.

You have to walk 1 KM to the nearest MRT station, the MRT effect is much lesser than a condo located 300m from MRT station.

the prima 1 site just opposite only....went to the actual site last weekend...
If not extra road, even with MRT station, dont think liveble..

I think all the shops are kept by directors and their friends. They will start selling upon this project official launch.
Prices could fetch higher that time as the shop office project next to it is asking for 1.6 mil.
A better idea to invest in shops in this area than condo due to proximity to Prima that could cause congestion.

Went to their office and showroom twice at Connaught Avenue and decided to go for this one after viewing other new projects (Cloudtree, Andes, D'sara Sentral, Southbank)

Had paid RM5k booking fee and currently at the stage of preparing documents to apply loan.

Would like to ask if anyone gt any additional comments on this projects? I understand that this is the first project by CTM Realty (small developer) and what surprised me is the main con of this project is CNQC International Holdings Ltd (just google, you can see they have done a lot of big projects overseas including Singapore HDB).

Any insider news pls? smile.gif

Definitely D.sebtral, Andes nd southbank much better over this prop due to location. Differ class of condo too.
This wil definitely lose its attractiveness without the mrt line.
Design itself doesn't look luxury as they mentioned in their brochure "luxury living".
Just my personal preference =)

D'sara sentral is leasehold, maintenance fee RM0.35 psf & commercial title unfortunately....

Ya in terms of location i think Hillpark will rugi bit but since i am buying it for my own stay and what's really appeal to me is the price (RM543k after discount + maintenance fee RM0.22psf - including sinking fund, 2 carparks, centralised water heater etc) .....so...hehehe.

Btw Andes is giving semi-furnish promotional package now (after discount around RM650K+ If not mistaken), quite good package though!

Low maintenance fee not necessarily a good thing, especially if it's a low density condo.
If the management doesn't have sufficient money to maintain the condo then jia lat d.

I heard Kiara Residence is charging low maintenance fees too and now just after one year they wanna revise their maintenance fee d?
Anyone can verify this?

How do you know is delayed ? judging from groundbreaking start work or otherwise ?
from outsider view, the building easily about 10storeys high...
Not sure any new traffic plan or not at this part, or using back the only access road.

My friend is one of the sub-contractors. PR1MA Alam Damai has been launched before GE13 and construction work started soon after that. For a building to reach 10th floor in 2 years, it is considered extremely slow

The shoplot slowly pick up, at least we see Speedmart 99 there for some daily groceries shopping.
For shop lot don't expect 1-2 years will be very happening. It will surely need more than that.
After the completion of PR1MA & Damai Hillpark, I think the shop lot will be more happening, 3-4 years from now coz population booming.

There are 2 larger buildings constructed behind the shop lots long time ago even before Hillpark started ground work...but since then I did not see any further progress. Wonder what happened? confused.gif

If not mistaken it is suppose to be a sport complex and market?

Exactly, the 2 buildings are sport complex, market + cinema. It has been stopped work quite sometime ago

No, I'm staying nearby. The road outside has just been resurfaced, meaning to say all infra works and TNB/TM incoming have completed. VP should be expected with 3-4months

I believe many units are belong to investors cashing on compress loan/rebate/cashback offered and now they are facing challenges to maintain the unit in term of repayment installment etc. My two cents.

The PRIMA Alam Damai still have left over units?
Idea of partition the rooms to maximize the profit is good. Just not sure that area can attract the tenants or not.

I visited the place, the commercial units occupancy rate around 20% only. Looks like hard to attract neither business people and tenants.
For own stay with self transport should be fine.

This will be better access to daily necessity compare to WOTP of course the later is better if u prefer some quiet environment and don’t mind traveling some distance for necessity
