Hi, the nearest benchmarking of damai hillpark are cloud tree which are residential title. The main drawbck of damai hillpark is because their shops lot are sell directly to individual owner instead of manage by their own, monitoring of retailers tenant may become an issue here coz we all hope not to end up with lousy retailer which may directly effects the value of the residential. Developer profile also an issue because heard this are their 1st project. Good side is their location & surrounding old landed houses still within Rm500k~Rm750k if im not wrong as the flipping price later for 1000sf easily Rm700k. Think abt the potential subsale buyer whom may buying herelater, rental wise i hv no comments coz generally speaking such location tenant prospect are not what v expecting in others prime area. Plus minus la, coz subsale buyer here are those opps for own stay. Majority of younger generation may still depends on their parents support & typically landed demand still the 1st options. Unless during that time while vp the gap pricing between damai hillpark & surronding old landed house are not significance OR landed are much expensive then plp may go for new condo due to hidden cost of old landed house. (e.g. renovation etc)
