houzkey have many version, every version is different term & condition. But If you making deep research you will know, Houz-key (rent to own) is mostly benefited to bank instead of buyer.

so far except of property golden age (flipping game era) like 2010+, especially bangsar south, now a day majority of condo was not performance well at appreciation value, but rental still maintain good for highrise. So If you want to play flip via houz-key definitely not a good choice, and if you are capable, i will recommend you take conventional bank loan if you ready keen to buy the property (except you ready like it, plan to buy for ownstay, but current profile or dsr are not capable to get the loan approval, the you can consider it) if for investment, i dont think this is a good choice.

Saw the project but the combo of highwayS + river + HTC put me off. Wondering what the buyers see in this?

Feedback from the Malton Salesperson previously, as long as u get above 20/21 floors. The HTC shouldn’t be an issue since is a “mini” one.

I do have same concern as yours: highway noise and river smell, and one more thing: access and egress to the apartment.

Irregardless, I see it not really for investment for me. High cost and lack of faster public train (KTM … ahem).

Precisely. For that price to invest, I can get the OKR D'ivo. Since both portolio also quite closely resemble (in my view)

a bit hard to invest D'IVO if you ask me since millerz is just beside
rental will not be higher than millerz since millerz is premium product compared to D'Ivo

secondly low density project means higher maintenance fees = total commitment is higher
for me low dense project are meant for ownstay, of course you can rent to those who wanna stay at low dense condo

lastly OKR don't have MRT LRT, you can see Millerz rental a bit lose out, their master room also rent out at about 1k (M vertica master room also around that price)

but of course OKR is a much lively place compared to River Park, since it is in the middle of nowhere

Yup, agreed. same sentiment as you. The SA that promote this launch says OKR is a good place to rent out due to very good proximities to key office areas and able to go most places within 5-10km range. The only thing I don't like is the jam in OKR. And the way he assure us the rental income I kinda shocked too cuz he's very confident that upon VP definitely can rent out lol .

In any case, after seeing Quinn, I never looked back to D'ivo or RiverPark anymore. And after Artessa, I say bye bye to Quinn too blush.gif

if for investment actually best is rumahwip with lrt/mrt in walking distance
by room partition can cover installment + maintenance for sure

normal project wise studio & 3 rooms unit not suitable
studio can't make room partition & 3 rooms also not recommended due to toilet not enough

best investment layout is actually 2 rooms, cheaper also

just key note lrt mrt very important for investment

Heard the agent said this project was quite good, link to NPE and it's near Midvalley. I'm not really like the environment after I went to see it but the agent said the government might develop after the condo and MRT 3 was done and the area will be slowly developed like KL eco city and bangsar south. He said the developer will make it look nicer and remove those illegal house. Is it true or the agent just fool me around? or it's just bet?

Same sentiments and feeling as yours when the SA promote this property launch to me. I quite like it. But I just couldn't find the strongest reason for me to get this.
What I meant by that is whatever negative sentiments throws to me, it will not negate my strongest reason to buy it.

Anyway back to this: I quite like the unit space, and design (I aim for the largest unit type). But I don't have the strong point why I want this unit:
- Location good, strategic (with traffic near highway, is noise going to be an issue).
- Near "mini" HTC - turn off to me.
- Price: at 1180 sqft its already 900k++, at mid-floor. (out of my range for ownstay)

So whats my strong reason for this property? KL view lo. Haha....

And back to your question, if you have doubt then assume its real. SA are there to make sales, not to get the best house for you.
I have my fair share of SA promoting D'ivo. Whenever I mentioned to him about other location, he sure have some disadvantages to counter it. If ask about rental, he's confident able to get the rent amount mentioned by him. So trust SA with a pinch of salt.

I felt the same as well. I quite like it but just couldnt find a strong reason to buy this house.

Yup agreed for now. I mean to be fair to developer also, based on what they "promised", if they build another lane directly connecting to the resident, then it should alleviate the traffic discomfort. But to what extend the promise, no idea for me. The only thing I can trust is their brand and pray hard they will do it as promised lol.

Im only concerned with the designed new path to KTM... I see the actual path from the google map is not really a safe one. Even if it build a nice one, I wondered if security wise is it safe too?

the agent told me the developer is Malton. it was kind of big developer in Malaysia, built the park bukit jalil and pavilion bukit jalil etc...

This project remind of another project named duta park at Jalan Kuching by malton also. High level is near to city centre but exact location in the middle of nowhere no direct access to public transport & amenities in immediate surrounding

Wonder how bad will the sound from highway be

15 years ago, stayed in mentari court, facing Federal Highway

Pretty much 24-7 sound as FH is around 100 meters away

What is the distance of the unit to nearest highway
