Follows your above calculation, for 70% LTV case, 800K, [COLOR=red] 400k (50% only), interest charge 400k x 4.2% = RM 16,800 only wink.gif

Don't worry.......once the Lekas link ready, I'm pretty sure most if not all the SEH occupants would bypass the old trunk road !

Bro, this is the billing schedule in SPA for DSL:

Down payment: 10%

DIBS period:
Foundation: 10%
Structural framework: 15%
Wall and doors and windows: 10%
Roofing, wiring, plumbing: 10%
Internal and external finishes: 10%
Sewerage: 5%
Drains: 5%
Road: 5%


During VP with electricity and water supply ready : 12.5%
Separate title issue: 2.5%
8 months after VP: 2.5%
24 months after VP: 2.5

As you can see in the schedule, SEH only will bill your loan account for 70% before VP, that's the loan amount which interest that need to be serviced (DIBS - by developer; non-DIBS - by the purchaser) during the construction period.

My calculation above is based on 90% LTV.

Lol... if you believe traffic jam issue cannot be offset by the property appreciation, then perhaps can consider to dispose your houses in Pelangi Semenyih and get one unit in Semenyih Parkland instead, I think no traffic jam problem in that area woh... tongue.gif tongue.gif

I put high expectation on the mall that will be established in Eco Majestic later, as well as the commercial development in SEH 2... With more banks and commie come in, I believe this area will be the one of the hottest well planned GnG township...

All SEH, EM, SEH 2 will have direct connection to the LEKAS highway, fully illustrating their accessibility and connectivity to other parts of the vicinity.

If one day MRT can be extended to this area, there will be another boom. Overall, the distance of SEH to the current KTM kajang station is just 10 minutes drive away, using the Silk Highway. thumbup.gif thumbup.gif

Lol... I am not sure how many banana farm in Semenyih. But one thing for sure is the place is surrounded by hills and greenish view (up to now), which can serve as a good attraction to seduce the monyet, including the king of the monkeys - Chai Tin Tai Seng loh.... Lol.... tongue.gif tongue.gif
