Really can't wait to see the township in completion. SEH has really spent effort on this Eco township. Wider road width, blending with landscape, pond, park and so on.

QUOTE(darween13 @ Nov 27 2013, 10:09 AM) Yeah, I picked the back facing Tralas back since, B1 has a private living room at the back - hence, it is worthwhile to enjoy the landscape through the house thats' facing NW - compared to the back facing the main road. Mine is A1. Personally i don't like the back facing the main road for security reason.Yours is B1 too? |

QUOTE(darween13 @ Nov 27 2013, 10:32 AM) Err, was there A1 on sold? Bro Ambang also got A1 - are you staff / biz associate? Withdrawn from other. Quite lucky, perhaps.Unless, there were a few that the early birds could pick. Anyways, good luck man. Yeah, same here, I dont like the back facing the main road - and since there was a better option to go with, took the other one. But, everyone were saying, the house facing south means the back facing the main road is better in terms of fengshui and costs RM3k more. Actually the ancient chinese feng shui philosophy of 'sit North face South' is more of building orientation to gain winter sun as China is located at the Northern hemisphere. Just my 2 cents. In fact, my fengshui 'sifu' says the best fengshui Qi is around Merrum area wor, haha. However, I think we should try to avoid western sun and junctions when choosing a property as it will increase the difficulty to sell in future. |

QUOTE(Friend1 @ Nov 27 2013, 03:28 PM) If SEH ask you bring 10% balance meaning that 'NO' discount REBATE.... . The sms which i received before signing didn't mentioned about the DIBS as well. Somehow, during signing, there is a clause describing the DIBS. The sms is just a standard message to all.For me, there have 2 possibilities; 1) The DIBS Scheme still continues as previous phase/type. 2) No Discount Rebate and No DIBS scheme since the SMS didn't mention anything on DIBS which follow BNM instruction. Hopefully the DIBS Scheme still continue..... No worries for those who have not signed, SEH will sure come out with the rebate scheme to secure the sale. |

QUOTE(treehill @ Nov 28 2013, 10:37 AM) Bro, just my opinion. I still feel no cash rebate on this but should be a different package to replace the DIBS. Anyway, I could be wrong and yes I do agreed that they took too long to come out with something. If you remember on the booking day, they did mention that they will have DIBS unless got changes during the budget announcement. By right they already should have a backup plan. I still believe they do but they just dont want to announce it just yet. Anyway, I will follow up on this and I hope I can get the answer before the signing. Be patience. Referring to some of the bankers, the BNM latest guidelines are not clear enough. Therefore, I 'believe' SEH is still trying to figure out the way to implement DIBS, being fair to all buyers. Of course they have back up plans, which I 'believe' they can't make the announcement now until they are absolutely confirm they can't implement the DIBS. Just be patience. |

QUOTE(natman @ Nov 28 2013, 05:34 PM) Before SEH, i got a loan approved by same bank of 450k so i think maybe can get little more and top up DP still can go for it. Screw the bank guy kaw kaw same documents, same bank but different person handle why so low and himself also can see the amount approved previously. really tuna sing I fully understand how you feel, bro. Because the same happened to me 3 months ago on my refinancing. After my appeal on the interest rate rejected, they refuse to grant me the previous approved loan. The officer kept telling me different officer has different assessment 'favour'. Until I switch to another bank. |

QUOTE(samkps @ Nov 29 2013, 10:30 PM) Not sure about the SemiD, but the billing schedule for DSL is only consists of 70% of the total sale price: This is standard spa billing schedule for housing accommodation, applicable to all landed and strata properties. The 3% is derived from the interest you paid during the construction period (max 24 months for landed property). None of us can estimate the interest amount paid during construction as it solely rely on the progress and smoothness of the project as well as the process of obtaining ccc. Therefore the 3% is a very close estimate from the expert. Down payment: 10% DIBS period: Foundation: 10% Structural framework: 15% Wall and doors and windows: 10% Roofing, wiring, plumbing: 10% Internal and external finishes: 10% Sewerage: 5% Drains: 5% Road: 5% During VP with electricity and water supply ready : 12.5% Separate tile issue: 2.5% 8 months after VP: 2.5% 24 months after VP: 2.5 If this schedule is applicable to SemiD as well, you do the maths to check whether it is worth! I agree with Bro Raikonen1213 to accept the offer to avoid regret in future.😉 |

QUOTE(Seremban_Guy123 @ Dec 1 2013, 02:20 PM) You meant the Stagnia? Interested? I am also concerning this issue as my relative also looking at the left over units from the '1st phase'. As the next phase will be 10 to 15% more expensive. The SA said the Stagnia is on the elevated ground to link a overhead bridge to the remaining super link at southwest. It sounds logic. Now finding more facts from 'reliable source' to support this. |
