Oversupply is everywhere in klang valley especially those pigeon holes.
Buy landed in cyberjaya with holding power should be a safe bet. QUOTE(Mr.JJchampian @ Apr 28 2015, 09:26 AM) |

So many ppl buying semenyih lately but landed in semenyih is not really cheap compare to cyberjaya landed.
For example, semi-D 40x80 in Eco Majestic is Rm1.3-1.4mil while SEG 41x95 is only 1.6/7mil. With the price diff of 300K, location, distance to nearby township, land size, accessibilities wise, thus buying landed in cyber is a better bet. QUOTE(BEANCOUNTER @ Apr 28 2015, 09:37 AM) |

The vision of Silly-con valley - sorry that I personally never believed that since day one.
Just assume Cyber as a good residential area will be more practical. QUOTE(BEANCOUNTER @ Apr 28 2015, 09:11 AM) the masterplan was supposed to be the silly-con valley of Malaysia..... guess when drM left the prime ministery...everything fell apart. No more new IT or related biz....therefore setia haruman has no choice but to sell land to private companies to build expensive houses. Ericison has moved out the major part of their biz. There was another pioneer in Cyber also moved out....sorry cant remember what was the company. Even the nearby Science Park2, only two lots have been sold after XX years. |

what criteria is tha bro?
p/s: From what I noticed many residents in Mah Seng Garden Residences are from Puchong / SK / Serdang (south klang valley). QUOTE(BEANCOUNTER @ Apr 28 2015, 01:23 PM) for those that currently live in cheras, belakong and kajang....semenyih seems to be a logically upgrade. you wont find many PJ or damansara residents move to semenyih lah. as for ciber.....I doubt many puchong or SK residents move in there.....although I personally know many 'investors' bought the landed there.....as a whole ciber got everything as a township except one criteria....we have debated this issue many times lioa....wish not to sound like a broken record. it good to see more people move in to ciber...but not for me.....ciber and my 8chi tak ngam.....end of story. |

Tot there are quite many eateries place in Setia Alam area?
The last time we stayed in KLCC area, we always went to pudu pasar or shaw parade area makan. Fish paste noodles, wan tan mee, tong sui...very yummy and reasonable pricing. Driving from cyber to Equine park / dengkil is not that bad. Takes abt 10 min~ I got 2 maids home, so time for them to improve cooking now! LOL QUOTE(gks @ Apr 29 2015, 10:26 AM) Those who stay in KL... Venture out to PJ Cheras to makan makan... setia alam lang venture out to PJ Sunway Ara for makan makan I dun see any big deal for those staying in ciber to go out makan makan in puchong or dengkil. If you stay in landed unless you cook at home, you need to drive out to dine most of the time anyway. Just a question of how long the driving time. 5..10.. Or 30minutes. |

Bro GKS - U r exactly spot on.
With MEX or ERL, traveling time to KLIA / KLIA2 / KLCC / Bkt Bintang / KL Sentral area shorten a lot. Prior to buying Cyber house, Putra Height was in one of our considerations too howeverit doesn't suit our daily routine activities (to office, school etc). QUOTE(gks @ Apr 29 2015, 10:59 AM) Mon-friday you are working. Maybe during the dinner you need to think where to dine. And yes if you are stay at home, need to go kopitiam cinapek style 3times a day, ciber at the moment indeed lacking of these and obviously not the preferred area for those who put priority on this requirement. But for those who work in klcc, klsentral or bkt bintang, cyber with connectivity via mex and ERL (and future mrt2), not many area can rival them. Some ppl that stay in putra heights even drive to erl station to take erl to klsentral. And furthermore, within ciber is one of the areas in kv with highest income. |

Bro - We are efficient in works.
As long u deliver the end results...who cares where you actually working from. My team consists staff all over the places.....middle east, Oceanic region, Asia Pacific and reporting to US. But - We still take ERL sometimes to avoid the jam if have to - time is everything. QUOTE(BEANCOUNTER @ Apr 29 2015, 11:22 AM) Yes...I believe that Gks kor...those stay in 1-4mil mansion in ciber will join the rat race and rush to take ERL in the morning. beside if you can afford a landed in ciber...you wont be necessary join the morning rush at 7am....most people I know only report to work around 9-10am. it doesn't pay to stay in ciber in order to enjoy all these 1st class infrastructure. we are not London or new York level yet. |
