Forgive me for being sarcastic sometimes, too free in office thus setting up fire everywhere to kill the office time smile.gif

Note - Million rinngit is nothing nowadays bro... RM depreciating too much..... best to convert RM to AUD now.

Bro.... Condo in Bkt Jalil is almost RM 1.0mil...... old landed in Damansara / PJ area also >= RM 1.0mil~
Satay town, not to mention upcoming Nirvana township all are ~ RM 1.0mil for a double storey superlink smile.gif
Next generation in Malaysia can only afford to buy high rise. That's why you see soho / sofo / studio / soh@i everywhere.

Landscape, façade and living environment inside SG is not same par to other development inside cyberjaya except the putrajaya lake across the road.

landed in cyber is safe bet, occupancy rate of Summerglade is still low...around 50% I think....but the price didn't dropped, all strong holding power buyer

Very easy only bro.
2 ways to get into GR from MEX.

MAIN ENTRANCE
If u want to use the main entrance, you have to:-
1). After paying the toll at MEX hwy putrajaya station, follow left.
2). Drive straight ahead and follow the puchong signboard.
3). You should be able to see a signboard written "Garden Residences" and turn left.
4). 1km ahead you should see GR on your left.

SIDE ENTRANCE
After paying the toll at MEX Putrajaya station, follow left and 500m ahead turn left into cyberjaya junction.
You should see a PETRONAS station on your left however just go straight until you hit the first traffic light (LKW Uni is on your left). Go straight 300m and turn right into Garden Residences / Garden Plaza.

The downside of GR is entering MEX hwy from GR will require you to travel a big U (additional 7-8KM).

I believe they r building another slip road to join the main road entering mex.
once this is done, it can cut down the 7km+ distance.
too be honest, GR really has good accessibilities:-
1). 5-8 mins to IOI.
2). 5 mins to Putrajaya sentral (ERL).
3). 10 mins to Equine Park.
4). Future MRT stop at LKW.

If Mah Seng delivered good workmanship and landscaping, I strongly believe the current pricing can be up another 20%+ easily.

Another mall opening in South Klang Valley which benefits the areas like Cyberjaya / Putrajaya / Dengkil / Kota Warisan.
After this Mitsui Outlet, next in the pipeline is factory outlet by US company.


Mitsui Outlet Park At Sepang
Travellers at the Kuala Lumpur International Airport (KLIA) will have their very own outlet shopping mall to spend time at, in between catching flights to destinations.


The Mitsui Outlet Park KLIA Sepang will open its doors to the public come this 30 May 2015. It is located merely 5 minutes drive to the KLIA and KLIA2, and it is directly accessible from various highways such as ELITE, MEX and SKVE.

It will feature an exciting array of offerings, ranging from luxury and branded products, fashion apparels and accessories, perfumes and cosmetics, chocolates and confectionery, kids and sports wear, to household items and luggage.

It will also offer a scrumptious choice of gastronomic delights and spanning 24,000 square metres of space under the first phase of its development.

The Mitsui Outlet Park KLIA Sepang is the result of a joint venture (JV) between Mitsui Fudosan Co. Ltd and Malaysia Airports Holdings Bhd (MAHB). The outlet will be managed by the JV company, MFMA Development Sdn Bhd (MFMA).

In a media statement today, MFMA said the facility will gradually be completed to about 130 stores by late July.

"There are plans to expand the facility in 2018, as well as 2021, to become the largest outlet mall in Southeast Asia with about 250 stores and floor space of about 44,000 square metres," it added.

Mitsui Outlet Park KLIA Sepang will provide a flight information display system to enable travellers to keep tabs on their flights without leaving the premises, as well as flight SITA check-in kiosk services for selected airlines, ticket counters for buses, taxies and retnal cars and a free baggage storage service.

The factory outlet concept mall will offer more than 2,000 parking bays, banking services, facilities for the disabled, baby-nursing and changing facilities, first aid services and strollers and wheelchairs for rent. There will also be free shuttle bus services to KLIA and KLIA2 that will run between 8.20am and 11.30pm.

It will be Mitsui Fudosan's flagship for the Southeast Asian outlet market and is an initiative of the KLIA Aeropolis spearheaded by MAHB in an effort to develop KLIA Sepang as an airport city. Sitting on a 6,750 acre site, future plans will include a golf course, a hotel, a distribution centre and an entertainment park.

Already, more than 120ha have been dedicated to a cargo or logistics park, while over 40ha are allocated for office suites, serviced suites and hostels. Over 80ha will be for hospitality as well as meeting, incentive, convention and exhibition facilities, while 120ha are for the development of institutions.

Mitsui Fudosan is a reputable Japanese real estate and retail property developer, manager and outlet mall operator including 12 branches of Mitsui Outlet Park in Japan, one in Ningbo City, China and another one in Taipei, Taiwan, while MAHB manages 39 domestic and international airports in Malaysia.

MFMA is 70 per cent owned by Mitsui Fudosan with MAHB having a 30 per cent stake. MFMA will lease the land owned by MAHB, and be responsible for constructing the buildings, and leasing it to tenants.

I always think - there is still big piece of land in cyber (CCC), government definitely will do something to attract future buyers to invest there. W/O HSR, MRT etc.....how to sell the CCC?

ERL, MRT 2, HSR all are centralized at putrajaya sentral as transportation hub.

Went to D' Pulze last Sun and surprisingly quite a lot of ppl in Jaya Grocery.
Curious to know what will be the occupancy rate and night time population in Cyberjaya by end of this year with few projects are VP.
I think the next to VP is MBTL phase 2.

Million is nothing nowadays.
Most of the double storey old houses at Damansara area are already > 1 million and even leasehold!
Comparing the value of superlink landed prop in cyber, it's still affordable and attractive!
