I'm very sure only I'm dare to post, some more this valuer firm is a big valuer firm with most of Malaysia bank panel valuer firm. Hmm what basis I didn't really ask them on this.

Yes if compare with landed Cyberjaya is much more expensive compare with USJ, I bought my first house in usj 5 years ago and now price increase rapidly however it's still cheaper compare with Cyberjaya landed. I leave my subang usj house empty and move to Cyberjaya my bf house and I found out I like Cyberjaya more less jam and easy access to KL via MEX highway. Now in the process of buying my second landed house in symphony hills.

landed below 800k =.=' in cyberjaya to be frank lolz if have i would grab few also.. summerglades below bank value also 900K+ alr. but 800k you can consider laman view but no gated and guarded, ceria also around 800k if not mistaken. tmn pinggiran cyber this place is leasehold and previously is abandoned project quite cheap i think can get below 800k but for me i wont consider there la..

err to be frank loan appplication doesn't really slow down, because there's alot refinance cases and many investor buying those prop below bank value, there's many prop owner selling quite cheap willing to sell below bank value, and now for those who have purchase power come in.
