I'm very sure only I'm dare to post, some more this valuer firm is a big valuer firm with most of Malaysia bank panel valuer firm. Hmm what basis I didn't really ask them on this.

Source info is from one of the top valuer firm in Malaysia, and how they judge on this i have no idea i didn't ask further on this. but this is what the valuer firm boss told when they have meeting in my company.

Yes if compare with landed Cyberjaya is much more expensive compare with USJ, I bought my first house in usj 5 years ago and now price increase rapidly however it's still cheaper compare with Cyberjaya landed. I leave my subang usj house empty and move to Cyberjaya my bf house and I found out I like Cyberjaya more less jam and easy access to KL via MEX highway. Now in the process of buying my second landed house in symphony hills.

lolz i'm staying in cyberjaya and once a while i will pass by the show gallery inside always seem empty for me.. only one sales person, but all their first phrase is sold out, now waiting kiv list for those loan rejected, only left corner unit now.

Hahaha.. landed yeah.. For soho studio or condo i don't think so.. it seem like will oversupply in year 2017 onwards. err to be frank loan appplication doesn't really slow down, because there's alot refinance cases and many investor buying those prop below bank value, there's many prop owner selling quite cheap willing to sell below bank value, and now for those who have purchase power come in. Mostly for prop above 700-800k
