I remember those days the food in M'sia was yummy, tasty, reasonable price and friendly staff.

Sell cheap cheap - many ppl but not classy later.
Sell premium - many ppl can't afford and slow development So - think carefully before investing in cyber lo. QUOTE(neonikson1 @ Aug 27 2015, 07:04 PM) Wow... i didn't know that after so many years Cyber is just starting to open a chinese primary school! Good effort in building the school, but no wonder the progress in Cyber is slow.... http://www.thestar.com.my/News/Community/2...for-new-campus/ Another project that i have invested in Seremban (Bandar Sri Sendayan), the township was only 6 years in development, their first chinese primary school will have its first intake in Jan 2016. No fund raising needed, state government donated the land and developer bear the cost of construction. http://www.mainprop.com/2014/09/sjk-c-pari...i-sendayan.html http://www.mchb.com.my/images/news/100215_NanYang.pdf |

With the holding power, it's just a matter of time...
QUOTE(CK15 @ Sep 8 2015, 08:05 AM) Over supply? Unless u are the weak flipper and buying multiple units, will it impact u? Look at the bright side. Take the low possibility, If each project bring in 10% owner stay and 20% rental tenants, it will be around 100-200 units or 300+ peoples move in. This will be able to support the existing business, and motivate more new busineses opening here. The cycle repeat to make this place more and more mature, and then more peoples move in. No one can tell how long the place will be matured, and U will be benefited on it. That all depend on ur luck! |

We knew it since day one that cyberjaya was a failure as Silicon Valley however she just woke up to transform into a residential place which takes time. How can u expect buying today then profit it the next year? Super boom for prop is alr over thus don't kpkb if u didn't do your homework well last time.

No matter how u look at cyber, over supply of high rise is likely to happen. So think abt your plan before buying.

So many Rm300K++ apartment coming to the market?
CBJ win on all criteria. SA is further to KLCC. Access is not better. Toll charges are higher. Facilities are not better. Not sure how to compare LKS's SP Setia vs MK's Setia Haruman.
Two arguements here... First is the demographic and support of upgraders from surrouding area. SA has support from places like Klang, Meru etc as upgraders for well-planned township with amenities and modern design houses. Second is Setia Alam houses starts from low base... The first few phases landed launches was below RM300K and going up during the 5/95 heyday and property market booming. This has encouraged people to move in to achieve the population mass of scale. where else for Cyberjaya, the landed prices start from RM700k (For Garden Residence link houses) where it render Cyberjaya unaffordable to most of the mass market. Currently even the cheapest landed like Laman View is approximately RM600k and apparetntly from forum feedback, it is selling well. i think Cyberjaya and Setia Alam is not the the direct comparison where both are serving different market. Even if you look at Setia Alam now, they are focus on selling affordable apartment because they realize it is no longer easy to sell those RM1m landed property anymore. There are thousand and thousands of sub RM300k hitting Setia Alam in next 2-3years. Do you think it is not going to be oversupply in Setia Alam as well for the affordable segment?
|
