Any good subsale with minimum 2 rooms and less than 320k?

In my mind would be cyberia and domain.

I think cyberia will be better although it's older. U r looking for own stay or investment? Coz if own stay you can also check MasReca, a selangorku project. U need to qualify though to purchase for selangorku projects.

Okay, no wonder I felt something is not right with the final product. It looks weird and cheap. My impression from the model and brochure was a futuristic design.

In my s&p of the shoplots, it never mention anything about the how the sofo build except i can c from the brochures. Although the shop lot never change from outlook But what had been bought based on the overall masterplan n brochure, had been changed. State of art mall missing n high class sofo missing, it actually feel like being conned. What can be done? sweat.gif cry.gif mad.gif vmad.gif

I beg to differ. It's not Cyberjaya not doing well but the master developer not doing a good job. They don't have the capacity or capability as a master planner. It's a huge piece of land but development was super slow and limited residential and commercial property before they invite other developer to Cyberjaya to speed up things for next phase of growth here. Of course majority residential property during that time cater for student. It only make sense because rental is attractive and limited choice.

Anyway the other points you mentioned, it applies to every area and does not specifically reflect for Cyberjaya. If other area is cheaper, does that mean Kenny hills, bangsar, Damansara heights, desa park city, TTDI will be empty soon coz everyone can choose a cheaper place like Semenyih, Nilai, Selayang, rawang, Shah Alam 2? It's not a migration race to cheaper area, it doesn't work that way.

Cyberjaya may not be your cup of tea. Again this applies to any other areas too. KLCC or MK is prime and not everyone's cup of tea too. Again which area seems to be not oversupply? all hot area always seem to be oversupplied even Semenyih soon will be flooded with high rise. Jalan ampang itself has scary amount of new high rise flooding the market.

I don't mean to sound defensive or maybe offensive, I respect your opinion but I think the point highlighted does not apply to Cyberjaya only.

If I'm not mistaken our gov develop cyberjaya is to encourage more MNC with msc status to set up their office there to create job opportunity & certain incentive scheme will be given to them. With this objective together with their effort cyberjaya shud has an edge over other place in term of development.
But base on the situation it was not that favourable this has trigger our gov to encourage other places like klcc, icity, kl sentral coming soon tun razak exchange to enjoy the same status as well.
In another word cyberjaya will not have any added advantage now coz ppl can also choose other place for their msc status office.
So therefore whether is master developer or cyberjaya is just chicken & egg story. Any good township will need good connectivity & infarstructure as well as facility to sustain especially when you need to attract ppl to move & stay there.
Of coz cyberjaya will develop & grow too but not that of my expectation that it can grow faster than other area if it does not draw in more ppl to set up office there & mainly depend on student rental. Btw again this is my personal opinion & base on my own observation.

You are right that msc status is not exclusive for Cyberjaya. But do u know in master plan how many percent of the total area is for residential since the beginning and do u know what they achieve until 2010.
It's very low achievement.

Let's take existing job which is also quite plentiful. If it doesn't grow much also there's quite a lot of working population already around. With more shops and business growing, I don't mean those msc status company
but other type of commercial and services being offered, working population will keep on growing.

Lastly, do u see other big townships offer plenty of jobs first or plenty of residential property? From what I see it's always residential first then commercial will grow. Now the opposite is happening here, that's why give it some time until more night time population around. Few years down the road we compare again and see if it's a failure.

Agree. You need lots of patience. Give it few years but not too long. Govt is not focussing here and needs to rationalise the funds to bring up the 1DMB projects.
