Stay in Semenyih is suite for those retirement ppl or bosses .. not for young ppl unless from childhood living here until now ... KL/PJ still the most job opportunity place (that why every day majority car heading to KL lead cheras kajang highway mess jam), in our country we still rely on driving, please do not forget the travelling time frm semenyih to KL will spend around 2++ hrs (This is true story), it happen every weekday morning. 

L.KAS not that  functionality bcos is not direct straight connect to KLCC/ Bkt Bintang/P.J., the final exit from L.KAS still inside semenyih (Jalan semenyih & Kajang bypass road). Time and Petrol consume is the cost ...

Buying for own stay the lead in price below RM500K still reasonable ...

Deschan gor, since you said true story, can you elaborate which road you are using? You jam at which road until it takes about 2 hours ++?  Since you have mentioned about Cheras-Kajang highway, I presume you are using the Semenyih trunk road, kajang bypass, cheras-kajang highway, which you only pay RM 0.90 / RM 1.00 one way, correct?

Can you please eleborate how much you have jammed at Semenyih town and how much time you spent from Batu 9 Cheras to KL city center during the peak period?

The Lekas highway helps you to bypass all the jam area in Semenyih town, please tell me how much time is required to come out from Semenyih town during peak period?   

The Lekas highway Kajang exit will lead you to 3 directions to KL:

1.) Connect to silk highway to North South Highway to Sungai Besi to KL

2.) Connect to Kajang bypass to Cheras-Kajang highway. Then have two options:
a.) to Loke Yew to KL
b.) to East West link to PJ

3.) Connect to Semenyih-Kajang trunk road to to North South Highway to Sungai Besi to KL 

All the ways I agree will jam when near to KL, and Cheras now is worse jam due MRT construction. That's mean even you stay at Batu 9 Cheras, also will facing the similar jam as well, right? 

Do more analysis before you come to conclusion... Your comments look to me just like:

"please do not forget the travelling time from Kota Kemuning / Puchong / Setia Alam to KL will spend around 2++ hrs (This is true story), it happen every weekday morning. "

which just inconclusive and misleading....   

You of course have the right to wait for DSL landed less than 500k in Semenyih, subsale of Pelangi Semenyih and Pelangi Semenyih is about that price as well. However, with such planned township and connectivity, I personally believe the chances are very very dim...

I am thinking to move to Ipoh and come back to KL to work for half yearly basis. Fresh air, not busy traffic and calm life is what I am looking for at this point of time. Of course, Ipoh leng lui is the main reason behind!

1.) I no divert attention, just CFA gor said Cheras/Loke Yew road super jam in the morning time. So I said even super jam, the two condos also selling like hot cake woh.. I just wonder how BBW will comment on this mah.

2.) The fact is this area is ong and will be very jam in the morning. Even heading to MRR2, MRR2 also famous for its jam during morning rush period.

3.) Even MRT is nearby, I believe not all residents will be using MRT mah. How about the office is no train station nearby? or Train station is more than 500m away from the office? Girls wear high heel and walk? Balik time 8pm still safe to walk to the train station? Hujan? No covered walkway from train station to office woh.. So, after consideration maybe still need to drive, come out will jam loh..

4.) I need to stress that I dont condamn about these two projects, as I initially also aim one unit of Ekocheras too. But, due to the confusing SMS, I miss my chance. Anyhow, like my tarling told me before, KL people already used to jam lah, KL mana ada tempat xde jam. Sometime more jam, more ong the place. As I told BBW before, serious jam started when entering/exit kl during peak hour, no matter where you stay. The time and petrol you spend for additional 20km extra you drive in smooth traffic is really not much compare to the time/petrol taken during than 10-15km super jam period..

Jam one hour for 1km only, I super like the location then. Regretted not to invest one in KD last time. Tak tau can be so hot and jam like today, means a lot cars passing by and potentially upward market.

Boh lui how? Boh lui need sacrifice abit loh... Either stay in a condo just outside the KL or staying in DSL / Cluster in great township but city outskirt loh..

Your concern of "parking space" in MRT station is nothing to do on the distance your house to the station woh. Let say you stay 1km away from the train station, can you guarantee that there will be parking lot available when you reach there?

From Semenyih to KL, must head to Kajang loh. When you reach kajang, then can choose want to take train or continue driving lah... You of course can choose to stay in condo near to KL city, but as I said before, you will reach maybe 20 - 30 minutes earlier than your colleague who stay in the DSL / cluster outskirt loh.. 

Not willing to spend million ringgit, drive scare traffic jam, take train scare people jam or no parking, mana ada such property oh. If really got, all being snatched loh... 

Or can try those low cost flat near Pudu lah, cheap/affordable, very short distance to KL, no need sardined with people in train for long time...

Actually my mum staying in Mahkota Cheras Seks 2, she step out from house at 7:10am in order reach KL Petaling street before 9am for work.

She told me the most teruk traffic jam is after Cheras Toll RM1.00, she drive fast lane (opposite lane), usually every weekday start from here (Bt 9 toll) will take you 1hour & 20min to reach KL...this is the faster time...

Sam, borrow your sample ... susah on pocket $$$ if every day using Lekas -> Silk -> NSE (kajang - sungai besi) due :

RM4.90 per trip x 2 times (go office & bak home) = RM9.80 per day x 24 days (working day) = RM235.20 per month (this cost is only for you, how about your family?)

Sam, did you calculate the cost of petrol ? future Petrol in M'sia will going to decrease or naik .... and dun remember the coming GST ...

Seriously, talking about financial planning, uncle me not rich ppl but afford to buy if at RM580K. However, for other ppl think deeply b4 make decision as u need pay maintenance fees some more.

for a house at RM580K - 10% downpayment = 90% on loan, 30yrs, instalment around RM2500 - 3000K per month, am I right?

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485K per month and for 30 years .. tis is minimum & yet to kira others expenses ..

Sam, did you studying the master transport developing plan for KL ? Greater KL ? wat info I have now, Semenyih is exclude in the plan ... not in the plan ... MRT line 1 extended to Kajang (construction-ing) ... Me too, in fact, my main concern is commuting to work everyday. More and more new developments is happening in between KLCC and Semenyih, currently may take 1.5 hours to work, who knows after 5 years may take 2 hours to work and coming back home. Anyway, the purpose of getting a unit there is mainly to get my parents settled down there.
