a.) to Loke Yew to KL
b.) to East West link to PJ

3.) Connect to Semenyih-Kajang trunk road to to North South Highway to Sungai Besi to KL 

All the ways I agree will jam when near to KL, and Cheras now is worse jam due MRT construction. That's mean even you stay at Batu 9 Cheras, also will facing the similar jam as well, right? 

Do more analysis before you come to conclusion... Your comments look to me just like:

"please do not forget the travelling time from Kota Kemuning / Puchong / Setia Alam to KL will spend around 2++ hrs (This is true story), it happen every weekday morning. "

which just inconclusive and misleading....  doh.gif  doh.gif

You of course have the right to wait for DSL landed less than 500k in Semenyih, subsale of Pelangi Semenyih and Pelangi Semenyih is about that price as well. However, with such planned township and connectivity, I personally believe the chances are very very dim...

As I told BBW before, serious jam started when entering/exit kl during peak hour, no matter where you stay. The time and petrol you spend for additional 20km extra you drive in smooth traffic is really not much compare to the time/petrol taken during than 10-15km super jam period..

Jam? Try the road from kota damansara to the curve direction, i stuck in the jam for one hour during saturday morning, just for 1km distance.

according to BBW, jam not good..nobody will buy..but wonder why ppl still keep buying kota damansara, price also sibeh high...

saturday morning, take 1 hour from kota damansara nearby casa indah condo there, take 1 hour just to pass thru the 1km road...and about 1.5 hour to reach the curve/ikea there...

saturday morning, i can travel from semenyih to KLCC in 40 minutes....

Boh lui how? Boh lui need sacrifice abit loh... Either stay in a condo just outside the KL or staying in DSL / Cluster in great township but city outskirt loh..

Your concern of "parking space" in MRT station is nothing to do on the distance your house to the station woh. Let say you stay 1km away from the train station, can you guarantee that there will be parking lot available when you reach there?

From Semenyih to KL, must head to Kajang loh. When you reach kajang, then can choose want to take train or continue driving lah... You of course can choose to stay in condo near to KL city, but as I said before, you will reach maybe 20 - 30 minutes earlier than your colleague who stay in the DSL / cluster outskirt loh.. 

Not willing to spend million ringgit, drive scare traffic jam, take train scare people jam or no parking, mana ada such property oh. If really got, all being snatched loh... 

Or can try those low cost flat near Pudu lah, cheap/affordable, very short distance to KL, no need sardined with people in train for long time...  rclxm9.gif  rclxm9.gif

i heard this since 10++ years ago when putra heights, setia alam, kota kemuning, mahkota cheras, sungai long launched...

ppl said jam, far...stupid buy there la...

Seriously, talking about financial planning, uncle me not rich ppl but afford to buy if at RM580K. However, for other ppl think deeply b4 make decision as u need pay maintenance fees some more.

for a house at RM580K - 10% downpayment = 90% on loan, 30yrs, instalment around RM2500 - 3000K per month, am I right?

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485K per month and for 30 years .. tis is minimum & yet to kira others expenses ..

Sam, did you studying the master transport developing plan for KL ? Greater KL ? wat info I have now, Semenyih is exclude in the plan ... not in the plan ... MRT line 1 extended to Kajang (construction-ing) ... Aiyo, why so worry jam? Sungai buloh, setia alam, puchong come to kl also jam jam jam n toll toll toll...

Now cheras Kajang highway jam mainly becos of MRt construction, when MRT complete, ppl like u who scared of jam will take MRT, then the cheras Kajang highway will not be so jam, then from semenyih travel time can become lesser lo....

MRT not cover Shah Alam , klang and puchong, will ppl not buy there n properties price drop?

don worry of traffic time, it will become shorter in future..u know why?

because there are lots of MRT station along cheras and kajang, during that time MRT operate, many ppl will take MRT, the traffic will become smooth, so driving from semenyih to klcc will take you about 40-50 minutes only...
