the entry price is much higher for EM compare to SEH...

somemore semenyih still not well develop...

600k for DSL at semenyih, dun think is easy sell out in one day in current market...

u r totally wrong on this...from klang/setia alam/rawang/kota kemuning to kl, u will pay even higher toll fare compare from semenyih to kl.....and the distance is about the same...

so the transportation cost from klang/setia alam/rawang/kota kemuning to kl is much more expensive compare to semenyih...but so what, those area population still growing up...

nowadays the trend for klang valley population is started to move out frm kl city center...for more spacious and better environment living for family...

If we add back the 5-7% premium ( strata title cost, landscape cost, timing issue ), the average 2050 sq ft unit could be price at the range of RM 280 psf + 5-7% = RM 294 to RM 300 psf

To translate back, a 20x70 with built up 2050 sq feet should be started from RM 602,700 to RM 615,000

If the developer launch it at below RM 600k, I guess-ing the que would be as long as how SEH sold the cakes in hours time.

i will be very happy if the long queue happens as well when the EM launch..this proven the SEH and EM already create a momentum at this area and the hope for the population grow at this part of semenyih is in good path...

when population grow, the commercial will start come up, when commecial and population in good uo trend, guess what..the price also keep growing up... whistling.gif

u got freinds move from setia alam to pj , i know lots of friends move from so call near to city condo like PJ/setapak to setia alam, kota kemuning, sungai long...

u know la...family grow bigger, stay in condo very sienz...sibeh small the space...if wan buy bigger space condo, the mainteance fee is like a killer......

so normally what i see is my friends will stay in condo when not get marry, after get marry, got kids, all move out to township landed...then the condo rent out to working class or students, sibeh zhap the condo environement...

10 to 20 years ago, when u buy puchong/setia alam/kota kemuning, ppl will laugh at u sibeh stupid, buy so far away location.........

even buy at mahkota cheras/sungai long area, ppl also laugh at u stupid la, buy so far, cannot success la...


those ppl who laugh at those buy landed at puchong/setia alam/kota kemuning, miss the chance to get a landed, maybe now still stay at those condo.....with 6 ppl for whole family in a small built up condo 1000 sqf, need to discuss who should share the bedroom, and headache on the carparks...and never ending increase of maintenance fee...

Imho, sg long is already on par/ better than kota kemuning.....

Well, i vested in semenyih, but i also dun think semnyih can become next PJ in next 10 years,

Pj is at very unique location, fully develop with residential, commerical, education, public transport......

No place can beat PJ for the next 20 years exclude kl city center,,,,


Semenyih most likely will become like sg long/setia alam/kota kemuning in next 5-10 years....a stand alone township development....ppl will forget to call this place as semenyih but will call it as setia eco hill...

Just like setia alam, nobody will mention is shah alam or meru.....but only cal it as setia alam...

Distant to work also short. Husband and wife work.nearby and near city so cannot use one car. Must stay far far away first Then baru use 1 car? Many things township near city or at city also can do.

Just township near kl may not many can afford landed. Condo maybe only option if wan stay close n convenience. If not stay far macam emj. To get better space. N less convenience.

Ya, agree with u, the design is not the modern type, not the old classic eure design type, just very normal design DSL....very very normal......how come? The SEH DSL design way better than this....
