The concept with lots of green landscape and cascading water features are attractive.

Question is can the beautiful model of the development be materialised ? Trees can not grow big on the concrete podium topped with soil, so the feel of rain forest cannot be realised. Same applied for water features, whether it is going remain as manmade feature or evolve into the eco much depends on the environment.

Density is not low consider 4 blocks total > 1200 units. Design of units are very nice with only 7 units per floor. The interior of the show houses are excellent ! if only the units come with more interior will be good.

Smallest units are much affordable. But note the floorplan where the kitchen and bathroom have not air outlet to outdoor, not practical.

Units at high floor won't be able to view the landscape garden without balcony. Most lower floor (priced lower too) sold.

Hope to get feedback from Developer or SA as of the planning and implementation of the beautiful landscape, so far not get any information. The designs and details may not be stated in SnP too, thus subject to changes.

Afterall, I would like to live in the rainforest garden smile.gif

Hey guys,
Before making any decision on this project, suggest you to ask about the advertising permit and developer licence(APDL).
since last year till now, still open for registration? something fishy.

tis area for investment NO HOPE.. good luck if buying n hoping to even rent at 1.8k for a studio..

i was reading your comments and remember the agent also pointed this project to me as an alternative to m-city.
the density is quite high and that lil ampang road is already too congested. rclxub.gif

nowaday, it's hard to find a property for investment anymore, if you like the place, for own stay is ok. those big developer already make a huge profit in these recent year, they have big money to buy land in prime area and hold those houses within their " reasonable" price.
they can just delay the launch if they want.
those bbb project also hold at a high price that make you not much profit and hard to get one.
all project goes for luxury and where got so many rich ppl.

The project have roughly 30% sales booked when I visit the show room around July. Particular for lower floor unit.
GS agent also doesn't wan to sell this project as it doesn't have s&p ready for buyer to sign, so no commission for agent.
The MD of L&G promised to launch this after raya, but till now still no shadow.

I saw their booth in mv last week... their sa also feel paiseh to tell me the sales % when i ask... but he said 50 % dono how true. The sa also dont bother to get sales... seem like no energy lol

Updated Density in the area:

M City got 1500 units+commercial over 4.95 acres, elements 1000 units over 2.7 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres, reizz residence 495 units over duno how many acres..

Total: 5495 units n at least 325 units per acre (excl reizz).

All this numbers are excluding D Rapport's 1.1k units fr phase 1 alone, 3 towers 512 units, novo ampang's 421 and the likes... did i miss anything out?
