Looks like Block E entrance is at the back (see the arrow sign) because the front is too near to the MRT track

Don't think there is any existing Soho in Cheras. Neither is there any existing condo transacting at RM650 psf+

When the Mark at Bukit Segar was launch in end 2012 with FULL furnished around RM550 psf people alredi said almost highest in 2012

In term of current pricing, only later phases of you city is matching.

The premium is in the mrt, mall n future price for sure

But being the most premium project in the whole Cheras must surely be able to fetch premium price in future

We are excluding all those new projects at chochrane selling above RM1000 Psf

It all depends...for e.g. those from older generation or with children may not prefer duplex as from the lower floor can see through the upper floor, no privacy, too romantic...but Gen Y will get excited

In Batu 9, there is an existing duplex condo, Sering Akasia, 15xx sf going for around RM500k only in iproperty

Some duplex like the one at One South even have 2 access doors, one at upper level and one at lower level.

Upside is RRI but that will take some time to become impactful n surely will sell at future price

No successful mall around but ekocheras at least next to the most successful Cheras mall, leisure mall

How is the revived Cheras sent rail mall doing?

The office tower will be for sale, registration for interest open

The last row of shoplot behind the mall kept by ekovest. Plan is to set up some sort of wai sek kai/food heaven

Block E still have 40 units unsold, seems like moving pretty slowly

You are quite right but the "chinaman" in me will tell me that there is more value in actual "daily usable space in the living hall" that u have paid for in your SPA and will continue to pay maintenance fee every month rather than a space that u visit when u have the mood n need to clean somemore tongue.gif

Especially there is a roof top facility also

Anyway, this project is majority aiming for Gen-Y and yuppies so chinaman better be silent tongue.gif

That's happening in quite many cases n worst for lowest floor; can collect chicken bone, ice-cream stick, mineral water bottle...

Some lowest floor units may want to build some awning/canopies to cover but since involve the whole floor n for esthetic purpose, need to build same design for all units. And JMB/MC need consent from 100% of owners, which is almost mission impossible

When ask the legal assistant how come the carpark layout plan not attached and marked in the stamped S&P? The answer was need to check with the lawyer in charge

Is your S&P the same?
