Looks like my 4 years before LAD only applicable after Feb 2018

Their reputation is mainly as main contractor inclusive of big infrastructure projects but not as a developer, as can be seen by their current "not so impressive" handling of the sales and marketing as a developer compared to other established ones....hope they will invest more resources n talent into those areas which they have yet to master as a developer yet...my 1 cent IMHO

Earlier there was an announcement that the LTV shall be based on the net selling price after rebate and not the S&P price...but believed that there is no enforcement yet

Believed that some developer still happily giving out high rebate n purchaser still happily accept...to minimize upfront cash outlay n more investor friendly

If a tenant requirement is only for 1 room, between Block E 8xx sf 1 room unit vs Block J&H 7xx sf duplex, I will choose the duplex

If not enough budget, I will choose Block E 6xx sf studio

The Block E 8xx sf unit is neither here nor there

The 7% rebate is meant to be compensation for the interest payable on the loan without dibs

If BLR goes up, the interest payable will increase n with the rebate being fixed, the value of the compensation drop

My understanding is although the Custom guidelines categorised SOHO under commercial, REHDA has written to Custom to apply GST based on the usage of the actual unit. If it is argued that SOHO is under HDA and hence is residential, then the usage should be residential and not subject to GST in both selling price and subsequent rental charged.

Not sure whether REDHA has receive the confirmation or not yet...
