Hi daikors here.. restful kor was right.. there is 1 letter for the freebies.. my unit has 3 airconds n cabinet n etc etc.. however forgot to ask for further details.. paiseh.. hmm I also signed a letter of consent.. where developer seeks consent in the case if they wan to convert 2-4th floor into lifestyle mall.. not confirmed yet but juz sign the letter of consent.. paid remaining 3% - 10k n also loam stamp duty around 3k.. those documents really killing..

coz initially the developer only plans to do retail shops.. but they may convert it into lifestyle mall now.. so the developer nits our blessings to do it if it does happen in the future..

Nobody visited Cheras Sentral yet?

Ekocheras resi units built on commercial land so we r subjected to commrrcial rate for assessment n quit rent. Dunno how much in 4 yrs time. However is applying 4 residential units of block J, H and E to enjoy residential rates 4 electricity & water bill.  They r planning 2 apply in the future but we will never know whether it will b approved. I m not sure of rental rates in cheras..I just heard miharja condo in maluri commands rm1,500 rental pm for a 950sq ft 3 room apt. Miharja condo is abt 200m fr maluri lrt station, 800m fr VIVA and 1km fr jaya jusco across d street. but does not enjoy covered walkway to maluri lrt. However its an old building n does not enjoy the advantage of being really close to a good mall like ekomall and 10 cineplex halls. Any true blue Taikor can command on d rental rate of ekocheras?

The mall n the hotel which replaces block N n the 10 cineplexes r only at proposal stage. Nothing has been approved yet. The developer is redrawing their plans n will b submitting 2 dbkl 4 approval. At this point they hv yet 2 submit. If they get approval, they will scrap block N. If ekohotel does not get approved, block N will remain and will b launched.

The 14 storey building nearest to d MRT station will become an office tower commanding 150,000 sq ft lettable office space. It is also a green index building.

When they ask u to sign make sure the lawyer date it the day u sign else they can drag 6 months and not stamp the snp and date it 6 months later!!

Signed SPA today, some sharing:
1. Only units on level 2 for block J, H and E are recalled
2. The re-designed mall contains air-con covered mall and non aircon street mall ( I like this concept a lot)
3. cineplex located in between tower H and E, above the 2-level shopping mall
4. 48 months contruction period is calculated from the date of signing SPA, not building plan approval date.
5. Liability period is 24 months after VP
6. still pending whether convert Tower N to hotel
7. the fund drawdown is upon "Completion" but not "commencement" of stages, it is a very good news for those who go for non-DIBS,
the 2nd 10% will be drawdown upon the completion of the fundamental and the 3rd 15% is the COMPLETION upon the structure construction of your parcel,
means 2nd 10% should be somewhere end of next year and 3rd 15% even somewhere in year 2015 coz they need to complete the mall first...very good...

Block E price will shoot up once Block N is confirmed changed to hotel. With 316 units cancelled for block N, the developer will increase block E price by 5 - 10 %.

last i heard will be around 1 year's time will dismantle lo.....
