And SL no involved in loan SPA

Best part is after launching still so undecisive...is it waiting to talk to some interested anchor tenant and lock in tenancy contract to de-risk before announce?

Around RM550k to 600k for 625 sf. Not many people selling due to very easy to get tenants at around RM2500 for fully furnished

Mall is so so but F&B doing ok

It's freehold n only has shuttle bus to kelana jaya LRT station but location pretty strategic and DIJAYA now TROPICANA HQ is there so they cannot allow it to fail

Ekovest should announce that they will shift their HQ to ekocheras office tower in future, hehe...

Ekocheras strength is connection to mrt but key is future performance of the mall

Ekovest should finalise mall design after they sign mou with anchor tenant as the tenant may have special requirement like hypermarket or cinema

Ekovest should also enter discussion with hotel operator before build hotel as the operator will have their special requests n seems a bit
strange to have block N as hotel with lesser frontage n hiding behind

Some constructive suggestion hopefully...

So nice of them to accept credit card as remember during the Nanyang property fair at Sunway they refused to accept my booking with credit card. This is opposite of other developer's practice

Also very nice of them to absorb all the disbursement... smile.gif

Signed SPA today

Glad that car park quite close to lift

Saw many boxes of signed SPA at office

Block E still have maybe 40 units available, surprising that quite a number of above 1000 sq ft units at low floor still available

A project within walking distance to MRT and two shopping malls can be successful with probably only 50% own stay and another 50% under investment, which are rented out or waiting to flip

As ekovest will be the main con for ekocheras, they will have good control and enjoy higher margin compared to outsource

So they should give quality materials to us lah...

The thing is will the mall operate first before the residential is vp?

Tropicana city mall operate for 1 year before the serviced apartment there vp...

Tropics fully furnished now transacting at around RM600k for a 625 sf unit, that is RM960psf...if you take out RM30k to match with the current Block E studio furnishing, that would be RM570k or RM910psf. So the very high floor Ekocheras studio pricing with DIBS are alredi not too far away...

Comparing with Block E studio, the main advantage of Tropics is that the 625 sf comes with 1+1 room AND 2 bathroom! The second room is big enough to fit in a single bed and tiny study table, has one window...

Many tenants are renting with 3 person staying (1 couple + 1 child, 1 couple + 1 senior, 2 senior + 1 maid, 2 senior + 1 for visiting child etc) so they willing to pay RM2500 to RM3000 to also enjoy the convenience of the mall. No mrt or lrt but free shuttle bus to lrt station provided by the mall

Hence I foresee the very high floor at Block E will not be easy to find buyers...
